Peaceful living on the Intracoastal Waterway

Girvin is a collection of well-maintained subdivisions outside Jacksonville along the Intracoastal Waterway, surrounded by swaths of lush marshes, quiet creeks and pine woods. The neighborhood is close to a bustling retail corridor and a short drive from the Atlantic Ocean. The homes also have a location that draws buyers to the area. "You cannot get waterfront lots like this anywhere else in Jacksonville, so close to the beach. On Girvin Road, there are lots sized from one to five acres," explains Crystal Moyer, a 13-year Realtor with Peninsula Properties Realty Inc.

Ranch-style homes, New Traditionals and Queen's Harbour

The community consists of various subdivisions winding around patches of forests and marshes. Many homes were built during and after the 1980s, and many homes on the market have been updated. The southern section of Girvin has ranch-style homes, New Traditional homes and split levels, with prices ranging between $350,000 and $425,000. The Queen's Harbour Yacht & Country Club gated community comprises Girvin's central and northern sections. Moyer says that Queen's Harbour offers residents a beautiful community with manmade lagoons, verdant grounds, and a private marina that only retains freshwater. The community offers homes overlooking marshes along the Intracoastal Waterway and sprawling New Traditional estates, typically priced between $800,000 and $3 million. "It's a special community," says Realtor Jim Grigg with Re/Max Specialists, who has lived in Queen's Harbour for eight years. "It's the kind of place where we know our neighbors by name and have block parties. It's very family-friendly and well-maintained. We're also one of the last waterfront communities with a lock system for boats to come in and out, so it’s a unique opportunity for boaters.”

Duval County Public Schools near Girvin

Duval County Public Schools serves Girvin students and earns an overall B on Niche. The neighborhood's youngest students may attend either Neptune Elementary or Abess Park Elementary, both of which earn a B-plus on Niche. Students may then attend B-minus-rated Landmark Middle and B-plus-rated Sandalwood High. The school offers several specialized programs, including culinary arts and information technology options.

Abess Park is a local favorite

Abess Park is close to the neighborhood and covers over 30 acres. There's a colorful splash pad, athletic fields, a playground and a dog park. Abess Park also features a covered pavilion connected to a small, wooded trail. To the north of the neighborhood, Theodore Roosevelt Area at Timucuan Preserve is a quiet greenspace with miles of well-maintained trails meandering throughout marshy wetlands and flatwoods. The trails follow creeks that lead to the St. Johns River and the Intracoastal Waterway. With access to the waterway, boaters can navigate it to the Atlantic Ocean, and anglers can fish for trout or mackerel underneath the Atlantic Boulevard Bridge. Girvin is surrounded by golf courses, including the neighborhood's Queen's Harbour Yacht and Country Club.

Shopping and dining along Atlantic Boulevard

Grigg notes that the neighborhood's access to Atlantic Boulevard makes dining and shopping convenient. "We're right off that major east-west road, so almost any amenity is within reach," Grigg says. Grocery options include Winn-Dixie, Fresh Market and Publix. St. Johns Town Center is 10 miles from the community, offering big-box stores like Target and Costco, retail outlets and chain restaurants like Maggiano's Italian. Other local options include Cinco de Mayo, known for its tacos and margaritas, and Blue Orchid Thai Cuisine, which offers Thai classics.

Commuting from Girvin

Atlantic Boulevard takes folks 15 miles west to downtown Jacksonville and about 3 miles east across the Intercoastal Waterway to the beach. Interstate 295 is a short distance from the community and connects to I-95. JTA bus stops are also along major roads near the neighborhood. The prestigious Mayo Clinic is only 6 miles away, and Jacksonville International Airport is about 30 miles away. Hurricane season runs from June through November, and waterfront communities like Girvin are particularly susceptible to storm impact.

In certain areas of town, there are local stores that do quite well for themselves, that I know of. However, as Jacksonville is a very large city, there tend to be more chain businesses than there are local.

I don't know if Jacksonville is THE destination for most people wanting to visit Florida, but I do know that there is always something happening here! Popular things to do include going to the beach, exploring the downtown and San Marco areas, and attending one of the many festivals that happen here on a regular basis.

There is not much crime in the side of town that live on, but the other areas of Jacksonville are not very safe.
