Named after the nearby Grand Junction railroad crossing, Grand Park was established in the early 20th century to house railroad and industrial workers; today, the neighborhood attracts buyers looking for an affordable home near downtown. "Grand Park contains a lot of budget-friendly options for first-time buyers and typically attracts investors looking for residential properties,” Polite says. Most homes here are 1960s and ‘70s ranch-style or midcentury modern, but some are bungalows from the 1910s, or 21st-century minimal traditional. Grand Park’s age can be felt in its mature trees that shade well-maintained sidewalks, and residents take pride in their small lawns and gardens. Prices here range from $60,000 for a three-bedroom fixer-upper built in 1914 to $225,000 for a three-bedroom minimal traditional home built in 2023.

4 miles from downtown Jacksonville
To travel the 4 miles to downtown Jacksonville, residents can either drive Kings Road or take the Jacksonville Transit Authority bus, which makes several stops in the neighborhood. Football fans unite at EverBank Stadium
Five miles from Grand Park, EverBank Stadium is the home of the NFL’s Jacksonville Jaguars; each fall, football fans flood the stadium to cheer on their hometown team. Next to the stadium, fans of the Jacksonville Jumbo Shrimp Minor League Baseball team gather at 121 Financial Ballpark. VyStar Veterans Memorial Arena, home to the Jacksonville Icemen minor league ice hockey team, also brings out big crowds.

Tragedy at Dollar General
A racially motivated mass shooting occurred at the local Dollar General in August 2023. The Occupational Safety and Health Administration is still investigating, and Dollar General has donated $2.5 million to community nonprofits that support mental health, food security and racial unity. The Dollar General reopened in January 2024 with a new produce section and permanent plaque that says “#JacksonvilleStrong.”
