About 17 miles south of downtown Jacksonville, the once-forgotten ghost town of Greenland offers a quiet lifestyle on plenty of land. First established after the Civil War, the area’s development remained mostly stagnant until the 19th century, when the construction of the Halifax River Railway and turpentine production drove Greenland’s Economy. Today, descendants of the same forest pine trees used to make that turpentine cover this residential suburb, and the old Halifax train tracks run along the eastern side of the neighborhood near Philips Highway. Dana Hancock, a Realtor with Re/Max Specialists in the Greenland area says, “A lot of times, people end up here because of little to no HOA fees and bigger lots compared to the greater Jax area.”

Most homes here were built in the 1990s and don’t have HOA fees. Ranch-style homes with up to three bedrooms and two-car garages average $350,000, featuring brick accent exteriors and fenced-in backyards with enough space for a swing set. Wide cul-de-sacs and streets are lined with well-paved sidewalks, and homes are separated by oak and palm trees next to small, shallow creeks just a short walk away. Sprawling new traditional homes average $510,000, featuring arched entryways, larger fenced-in lots and glass-enclosed pools.

Kids can start at Greenland Pines Elementary, which scores 7 out of 10 on GreatSchools and can continue to Mandarin Middle, which scores an overall B on Niche. Hancock says that Greenland residents like the convenience of being close to downtown Jacksonville, which is about 17 miles away via I-95. Residents can also access downtown through the Jacksonville Transportation Authority (JTA) buses. Old St. Augustine Road, which runs along the south border of the neighborhood, can be used to get to nearby areas like Del Rio and Creekside.
Driving to shopping and dining essentials
Grocery stores like Walmart and Whole Foods are within a 7-mile drive away. About 10 miles north, The Avenues mall and St. John’s Town Center feature department stores like Dillard’s and JCPenney and southern chain restaurants like Miller’s Ale House and J. Alexander’s; the Town Center also features a Cinemark movie theater.

Community sports and kayaking off Big Davis Creek
Twenty-acre-Greenland Park has several playing fields where the Mandarin Athletic Association holds its football and lacrosse practices. A new playscape was installed in spring 2023, featuring bouncy tight rope courses and a jungle gym for kids.
