An established community near the port
Long Branch/Fairfield is an established community with brightly painted cottages close to industrial employers like the Jacksonville Port Authority (JAXPORT), Florida’s largest container port, and Keystone Properties LLC. The community is largely industrial but has a few pockets of deep-rooted homes. “Buyers can’t find a better value anywhere else,” says local Realtor Gary T. Clark of Sellstate Jax Realty. Clark has sold homes in the region for nearly 10 years. “Investors are looking here because the prices are right.” In addition to its lower housing prices, the community anticipates economic growth. The nearby EverBank Stadium has just begun a major, multi-million-dollar renovation project that will bring new hotels, restaurants and offices, with completion expected around 2028. “The new stadium will have a positive effect on Long Branch/Fairfield,” Clark says.
Cottages and bungalows are across the community
According to Clark, those who own a home have lived in the community for a long time or are first-time homebuyers. Many Long Branch/Fairfield residents rent their homes. “The homes here were built in the 1930s, ‘40s and ‘50s,” Clark says. “They’re well built, and they don’t need a tremendous number of upgrades.” Mature trees draped in Spanish moss shade bungalows, cottages and ranch-style homes along narrow streets. Driveways are often short, so street parking is common. Homes needing repairs list from $40,000 to $100,000, while remodeled homes list between $100,000 and $200,000. The community also features several newly constructed homes that list between $200,000 and $250,000. Houses typically measure between 700 and 1,500 square feet and feature at least two bedrooms.
