On Jacksonville's Southside, Loretto offers waterfront properties along Lake Mandarin, woodsy residences and access to the St. Johns River. "It's a well-established neighborhood with a lot of shopping and family-owned businesses along San Jose Boulevard," says Jimmy Lewis, a Realtor with Engle & Völkers who lives in Loretto. "It's one of the more desirable areas of Jacksonville, more family-oriented than beach communities." Loretto is the kind of place where residents will see clean streets, children playing in front yards and houses decorated with holiday lights in the wintertime. The neighborhood is also close to local highways, making it a convenient location for those commuting to downtown and beyond.

Turn-of-the-century housing with views of Lake Mandarin
Most houses in Loretto were built between the 1970s and 2000s, featuring well-maintained lawns shaded by oak and pine trees. The community is split into various subdivisions, each with its own amenities, and some with HOA fees. Lake Mandarin, for example, has a monthly Homeowner's Association fee of about $30; residents receive access to the community pool and clubhouse. In these neighborhoods, there are ranch-style homes with prices between $300,000 and $475,000 and midcentury modern homes with prices between $345,000 and $375,000. Loretto also has townhouses and condo communities, typically priced between $150,000 and $275,000.

Mandarin Middle earns a B, and A-minus-rated Mandarin High offers the VyStar Academy of Business and Entrepreneurship and interns at an on-campus VyStar Credit Union branch run by students. Students can also attend local private schools, including The Bolles School. "This is a highly rated school and very popular. A lot of people move to this area just to send their kids to Bolles," says Realtor Bobbi Brennan, who's been selling homes for nearly 15 years and works at Pursuit Real Estate.
Community parks and fishing near the St. Johns River
Within Loretto, Chapelgate Park is a small grassy area with a pair of benches, characterized by its historic oak tree, which residents fought to save in 1999. The neighborhood is just 3 miles from Burnett Park, which features athletic fields, a basketball court and a tennis court, where visitors may be seen playing pickleball or gathering for youth league games. The adjacent Burnett Park Community Center offers art classes like drawing and watercolor painting. For those looking to fish, locals say the St. Johns River can be challenging from the docks, but with a boat, anglers can catch catfish, red drum and largemouth bass.
