An established community with mid-20th century homes and a highly rated private school
Monclair is just over a quarter-mile wide – stretching from the east bank of the St. Johns River to the busy San Jose Boulevard. It's narrow but full of homes over 50 years old on spacious, leafy lots. Nearly every street in the community branches off San Jose Boulevard and stretches toward the river, where it ends. At the end of these roads are custom houses that offer views of the river and private docks. Along with its real estate, Monclair draws buyers because of its location. "Residents here have proximity to beaches, shopping, and everything they could need downtown," says area resident Karen Giddens, a Realtor with Coldwell Banker Vanguard Realty who's been selling homes for just over three years. Downtown Jacksonville is 8 miles north, and Jacksonville Beach is 20 miles east. Residents also enjoy being close to the K-12 Bolles School, an esteemed private option.

Waterfront mansions and established ranch-style homes
Most homes sit on manicured, grassy lawns, and several lots have palm trees and live oaks draped with Spanish moss. "Beautiful 100-year-old oak trees provide a canopy for most homes here," Giddens says. "You will find a lot of 1950s and '60s midcentury modern, ranch-style and split-level homes on large lots. The good thing about it being an older neighborhood is that the houses aren't cookie-cutter." There are also several colonials throughout. Most inland houses typically measure at least 2,000 square feet, and houses on the water are larger – measuring anywhere from 3,000 to 8,000 square feet. Inland homes list between $400,000 and $900,000, largely dependent on renovations and square footage. A recently renovated home that measures close to or over 3,000 square feet is likely to sell between $650,000 and $900,000. Mansions and mini-mansions overlooking St. Johns River or Goodbys Creek sell between $1 million and $5 million. This price tag sometimes includes a private pool, dock and a few acres of land.

Kayaking Goodbys Creek and golf at San Jose Country Club
Alejandro Garces Camp Tomahawk Park was originally just Camp Tomahawk, owned and operated by Octavio Garves, an instructor at The Bolles School, and his wife, Gerry Garces. The city bought the park in the early 1980s and named it for Octavio's father. It transitioned to a public park and now features a playground, picnic shelters and a multipurpose field. The park also features a small, nonmotorized boat launch into Goodbys Creek. The John T. Lowe Boat Ramp at Goodbys Creek is closer to the St. Johns River and has space for motorized boats to launch. Boaters often see manatees in Goodbys Creek from March to November. The San Jose Country Club sits just outside the neighborhood, across San Jose Boulevard. The private, member-owned club features an 18-hole, Donald Ross-designed golf course, 12 tennis courts and four pickleball courts. It's also a popular wedding venue. The country club was listed on the National Register of Historic Places.

The Bolles School scores an A-plus on Niche
Duval County Public Schools scores an overall B on Niche and serves over 128,000 students. Beauclerc Elementary receives an overall B-minus on Niche, and Alfred I. DuPont Middle earns a C. Atlantic Coast High hosts an AP Honors Academy, which requires participating students to complete at least nine Advanced Placement courses before graduation. The school also features a few career and technical education academies, including computer technology and medical academies. Niche gives Atlantic Coast High an overall A-minus and ranks it as the second-most diverse public high school in Florida. Private options include Monclair's own The Bolles School. Niche ranks the coeducational K-12 institution as the best private school in the Jacksonville area, giving it an overall A-plus.
Beauclerc Elementary School students represent over 20 different countries.
Alfred I. Dupont Middle School is a grade 6-8 school.
Terry Parker High School serves high school students in the Arlingwood neighborhood.

Baymeadows Road features several restaurants and retail stores. Stonewood Grill and Tavern serves oak-grilled steaks in various cuts, from ribeye to filet mignon.
