The Monterey lifestyle between downtown and Atlantic Beach

Monterey is a waterside neighborhood near Downtown/Riverfront in Jacksonville and separated from the city center by the St. Johns River. From this woody suburb of mostly midcentury homes, Atlantic Beach is a straight shot east on the Arlington Expressway. Shopping and dining options line University Boulevard, the neighborhood's eastern border, and just north is Jacksonville University.

Home styles and pricing for Monterey

The neighborhood offers a suburban setting with tall trees and a variety of home options. "It's known for its midcentury architecture; even if it's smaller homes, or the grand homes on the river, they tend to have a really nice selection," says John O'Malley, the broker at O'Malley Real Estate Inc. with decades of real estate experience. Most homes, usually made of concrete or brick, are ranch-style or split-level. Arlington By The River is a gated condo development with private docks. There are also a handful of 21st-century houses available. Waterfront residences come in a range of styles, and many are custom builds. "Some homes are vintage while others are completely remodeled. I sold one on the water that was designed by the local architect, Herschel Shepherd. That went for $1.89 million," O'Malley says.

O'Malley adds that the price of inland homes usually depends on the condition. The median sale price for Monterey is in the mid $200,000s. Inland homes can sell from the lower $100,000s to the mid $300,000s. Riverfront houses rarely enter the market, but recent listings sold from the upper $900,000s to almost $2 million.

Commercial projects and retail corridors next to Monterey

Monterey stands on the edge of the city's Arlington region, which is known for its retail spaces. "The neighborhood is close to downtown. A lot is going on in the neighborhood and around it," O'Malley says. Similar to the Arlington area, the nearby city center has large construction projects. "Commercial buildings are being brought back to life. What used to be the Old Town and Country Shopping Center has been renamed College Park [Shopping Center]. It's a new retail hub [with] entertainment venues and eventually apartments," O'Malley says. The retail space contains a new Winn-Dixie and Max's Restaurant, which serves Filipino dishes. "The Donut Shoppe is not far from the neighborhood, and it's very popular," O'Malley says. Lupita's Mexican Food is another favorite local spot along University Boulevard.

Where locals enjoy water activities

Locals can access the St. Johns River from the public Arlington Road Boat Ramp. The Arlington Marina, next to the ramp, provides fueling and hull services in addition to boat storage. Exchange Club Island is a public, marshy spot that's only accessible by boat; locals can spend a day picnicking or hiking the nature trail. "Along this section of the St. Johns River, there are a number of bottlenose dolphins that call the river home," O'Malley says. Jacksonville Rowing Club sits nearby, hosting regattas and classes. Residents can drive about 15 miles east to reach Atlantic Beach's coastline.

Nearby school options for local students

The private Jacksonville University, to the north, enrolls over 4,000 students and offers bachelor's and graduate programs. Young kids can be zoned for Arlington Elementary School, which sits just outside the neighborhood. The Duval County Public Schools district has several school choice pathways. Nearby highly rated private schools include:

  • Episcopal School of Jacksonville's Munnerlyn Campus, for grades six to twelve
  • Bishop Kenny High School, a faith-based college-preparatory
  • Seacoast Christian Academy, a faith-based school for all grade levels

Routes for community and public transit in Monterey

Commuters generally travel on the Arlington Expressway or University Boulevard. Both roads can get congested during peak travel times. Downtown is about 5 miles away, and drivers can cross the St. Johns River on the Mathews Bridge. The Jacksonville Transit Authority has several bus stops along University Boulevard.

Locals can make the short trip downtown for events like Jacksonville’s Fourth of July Fireworks Celebration, where the city holds a fireworks display over the St. Johns River; residents living on the water can enjoy the show from their own backyards.
