Jutting out into the Trout River close to Downtown Jacksonville, North Shore is where folks can see the sun rise above the Main Street Bridge before heading to work or going out for an early morning fishing trip.
The neighborhood, located at the marshy confluence of Moncrief Creek and the Trout River, grew in the early 1900s, based on plans developed a few decades earlier for a community called ‘Tallulah,’ a Native American word meaning ‘leaping water.’ Today, Tallulah Avenue splits the neighborhood into two sections: the waterfront with its three riverside parks north of the roadway and to the south the rest of the early 20th-century suburb filled with cape-like bungalows and ranch-style homes.

Waterfront homes for half a million and lower cost options nearby
Far less expensive than other neighborhoods in the Jacksonville metro area, North Shore has seen new investors and residents arrive in recent years. Emanuel Shllaku, a local real estate agent with Momentum Realty, says the area started drawing him and a few business partners about 5 years ago when they bought properties for $70,000 to $90,000 before flipping them for around $200,000. “Honestly, that’s still the case today. They might be sitting on the market a bit longer, but it’s still a great area to invest,” he says. “The buyers say they like the quaint nature and tranquility of Tallulah and North Shore.” Shllaku says the growth in value is also being driven by how people are renovating the inside of homes. “They’re putting gold fixtures, better tubs, better lights, nicer appliances,” he says. “Sometimes they might put in new decks and pavers and pergolas too.”
South of Tallulah Avenue, homes generally sell for $100,000 to $200,000, though some properties with dock access on Moncrief Creek are comparable to homes by the river at around $275,000. The most expensive homes in the community can sell for almost twice as much, as a 2,300-square-foot Prairie-style home with high vaulted ceilings, wood floors, a large brick patio and a long boat slip sold for $585,000 in March 2024.

Sunrises and casting lines at North Shore Park
At North Shore Park, spindly trees draped in Spanish moss shade the grassy stretch along the riverfront, where kayakers and anglers clamber over the rocky shore for a spot to launch their boats or cast lines. Along this side of the community facing the Trout River, residents can find secluded spots to lounge by the water or go for a dog walk at Signet Park and Rolliston Park. While there aren’t playgrounds or hard surface courts at any of the three playgrounds, Tallulah Park nearby spans four acres and includes basketball and tennis courts. Deeper into the neighborhood and closer to the I-95 corridor, folks can go fishing along Moncrief Creek at Norwood Park or play catch at the baseball field in Barney Browning Park.

Fresh seafood at Trout River Fish
While some visiting the Trout River Pier under the Main Street Bridge may have the patience and skill to reel in their dinner, others can quickly leave with a haul of shrimp or freshly caught red snapper from the fishmongers at the Trout River Fish Co. market and bait shop across the street. Seafood is popular throughout the community with multiple places to buy live crustaceans or fried fish platters. Nearby at the intersection of Tallulah Avenue and Pearl Street, another major thoroughfare, shoppers can gather the pieces for a surf n’ turf dinner from RB Crab House and Carroll’s Meat Shoppe. Along Main Street, which bounds the community to the east, local businesses and gas stations line the roadway. Among them is Tip Top Tavern, a local watering hole where would-be rockstars, divas and country crooners sing their hearts out at karaoke every Thursday. On the opposite side of the community, paralleling I-95 on Norwood Avenue, the Gateway Town Center features a Winn-Dixie supermarket, a Planet Fitness gym and a few other retailers and fast-food joints.

Magnet program offered at North Shore Elementary
The community is a part of the Duval County Public School system. Young locals can take advantage of North Shore Elementary’s rigorous science and math magnet programs. Niche gives the school a C-plus rating. From there, students can also attend the nearby Matthew W. Gilbert Middle School and Jean Ribault High School, which both get a C-minus from Niche.
