Jacksonville's gem on the Saint Johns River
The Saint Nicholas neighborhood of Jacksonville is one of the oldest in Florida. Starting as farmland under Spanish governance in the early 1800s, the area began adding homes after the Civil War ended in 1865. The area has been built up over time, adding restaurants and shopping centers, but its residents still value its beginnings. The Saint Nicholas Area Preservation organization is dedicated to preserving Historic Saint Nicholas Cemetery and other green spaces. “We are an engaged community,” says Stephanie Winters, an agent with JPAR City and Beach who has lived in the neighborhood for 30 years. “We look out for each other.” That attitude, plus the neighborhood’s location on the Saint Johns River, makes it an attractive option. Despite being close to downtown Jacksonville, there is little traffic on the roads outside of rush hour. “It’s a hidden little gem,” Winters says. “It’s fabulous.”

Colonial Revival and ranch-style homes
Living in the neighborhood can bring run-ins with people from all walks of life, Winters says. The community is a mix of long-time residents and newer renters. Major roads like Atlantic Boulevard have sidewalks. Most neighborhood streets do not but they are wide and walkable. Live oak trees draped in Spanish moss are common close to the river. Many of the neighborhood’s homes were built in the 1930s and 1940s, but a handful of homes from the 1880s remain. Ranch-style and bungalow homes typically range from $185,000 to $500,000. Homes on historic Palmer Terrace, which are predominantly Colonial Revival homes, usually range from $300,000 to $730,000. Condos at The Preserve at Saint Nicholas normally range from $100,000 to $160,000. Winters says the community can flood during times of heavy rain, but it is usually concentrated in the streets closest to the river, and she has never heard of water getting inside a house. Wind damage from hurricanes can be a concern.

Bono's Pit Bar-B-Q has served customers since 1949
The original Bono’s Pit Bar-B-Q, opened by Lou Bono in 1949, is one of the oldest barbecue joints in the city. Blueberry Artisan Bakery & Cafe serves more than 45 European-inspired desserts. Across Atlantic Boulevard is Havana Jax Cafe, a Cuban-American eatery with a next-door dance club called Cuba Libre Ultra Lounge. Saint Nicholas Town Center is home to Mudville Grille, a sports bar, and Saint Nicholas Package Store, a dive bar with pool tables and karaoke, in addition to retail stores like Curry-Thomas Hardware Stores. Kuhn Flowers, opened in 1947, is popular not just for its floral arrangements, but for its annual Christmas window displays, which draw people from across the region. The community offers plenty of space at each shopping and dining option. “You don’t need to learn how to parallel park,” says Philip Amorgianos, a realtor with Watson Realty Corp. The nearby San Marco neighborhood, which has a Publix Super Market and several well-regarded dining options, is a popular excursion.

Downtown Jacksonville is minutes away
Downtown Jacksonville is 3 miles north across the Saint Johns River via the John T. Alsop Jr. Bridge or the Hart Bridge. The artsy Five Points neighborhood is also across the river. “We are in the middle of everything happening in our city, with the exception of the beach,” says Winters. Jacksonville Beach is approximately 20 miles east. HCA Florida Memorial Hospital is approximately 3 miles away. It is less than 20 miles to Jacksonville International Airport via I-95. Jacksonville Transportation Authority bus stops in the eastern part of the neighborhood connect riders with the rest of the city.

Little Pottsburg Creek has trout and snook fishing
Mature oak trees shade residents at Palmer Terrace Park as they relax by the Saint Johns River’s edge. It is a peaceful spot for many, Winters says. Little Pottsburg Creek, which snakes through the southeast corner of the neighborhood, is a popular fishing spot where trout and snook can be hooked. Saint Nicholas Playground has a baseball diamond, a basketball court and a large field for football or soccer use. The nearby Empire Point Boat Ramp allows access to the river. Saint Nicholas Train Station Park is home to the Florida East Coast Railway train stop that served the area until 1932.

The Jacksonville Jaguars play across the river
Downtown Jacksonville’s EverBank Stadium is the home of the NFL’s Jacksonville Jaguars and hosts events like Monster Jam, a monster truck showcase. Within the neighborhood, the community holds events like an Easter egg hunt and a wine walk. Once a month, Winters says, a food truck swings by cul-de-sacs near the river.
If you are a football fan, there is EverBank Stadium, home of the Jacksonville Jaguars.

Englewood High School empowers its students with role models
Students are served by Duval County Public Schools. Younger students can attend Spring Park Elementary School and Southside Middle School. Both schools earned a C rating from Niche. Englewood High School earned a C+ rating from Niche and participates in the 5,000 Role Models of Excellence Project, which aims to empower minority male youth through workshops and career-building exercises. Students can also attend private schools like Bishop Kenny High School, which sits on the site of Spanish Fort San Nicolas from the 1700s. The school earned an A rating from Niche.
The Spring Park Elementary School also serves students from the Saint Nicholas neighborhood.
Southside Middle School is a public school open to all students in the proper school zone.

There have been issues with crime and my neighborhood has been reported on the news a couple of times. The residents of my neighborhood try to keep the people who committ crimes out by reporting criminal activity because their activity brings violence, danger and unrest to the community. The police busted some guys who were dealing drugs & one criminal was shot & killed.

The quality of housing is decent because the management repairs things and keeps everything updated. The grass always gets cut. The cost of housing has increased for it to a low income neighborhood. The amount of vacant properties may be increasing.
