Just moments from Jacksonville's downtown is Woodland Acres, a midcentury suburb undergoing significant housing developments over the last decade. "Woodland Acres attracts a lot of investors as a rental community. The area has seen independent builders come into the area and place new houses near older properties that have been there for a long time," says Paul Bednar, Realtor with ERA Davis Linn with over 7 years of selling experience. Locals call the northwest and southwest sections along the water Clifton and Oak Haven, respectively. The community is a part of the Arlington region of Jacksonville, known for its suburbs and access to retail spaces.

From midcentury homes to waterfont estates
Central Woodland Acres contains several durable brick homes along the streetscape. "It's close to downtown, and many people move here because they like the block-style homes from the 1940s to the 1970s," says Francisco Sefair, a Realtor with Oakleaf Equity who has sold in the city for 9 years. "Homes from that period have bigger lots. Pockets of the community are very unique. Some communities have homes that look the same, but homes here look different from each other." Oakwood Villa Estates contains the newest residences that feature two-car garages and fiber cement siding. Along the waterfront are a mix of homes showing colonial and Mediterranean influences. Mature trees webbed in moss overhang the streets in the quiet waterfront section in Clifton. The Oak Haven section has a more sparse, semi-rustic feel than the rest of the neighborhood. Sefair says, on average, that homes cost between $220,000 and $350,000, but properties along the water are more expensive, ranging in price from $575,000 to over $1 million. Riverfront dwellings have a risk of flooding during storm surges and hurricanes.

Attending schools inside and around the community
Woodland Acres Elementary has a C grade from Niche and recently underwent a beautification project led by the city. Students may also attend nearby Arlington Middle, rated C-minus and Terry Parker High, rated a C. Morning Star School and North Florida School provide an academic and therapeutic learning environment for students with learning and developmental differences. The faith-based Christ the King Catholic School is also part of the community.

The area has dog parks and a public island
Next to Woodland Acres Elementary is Warrington Park, where locals practice their tennis swing and play a game of pickup basketball. Residents of the Oak Haven neighborhood can take a short walk to Saratoga Lake Park, a public space featuring a circular lake with an island at its center. Kona Park, which earned the title in the Guinness Book of World Records for being the "longest surviving privately owned skatepark" in the world. Opened in the late 1970s, Kona Park is a local gem and must-visit for all levels of skaters and BMX riders. A lesser-known park is Exchange Club Island underneath the Matthews Bridge. The park is only accessible by boat for those hoping to explore the verdant island.

Shopping along major throughfares
Shoppers find retail lining down Atlantic Boulevard and the Arlington Expressway. These busy thoroughfares contain busy shopping plazas, strip malls and business centers. Regency Square Mall is an indoor shopping center located to the east. It was opened in 1967 but has become less popular due to increased store closures. Across the street is the Regency Court shopping mall, with chain restaurants and an ALDI supermarket. After the sun goes down, locals can take to the nearby watering hole, The New Neighborhood Tavern. Locals may also order a drink at AMC Regency 24, which has an onsite bar. "The area doesn't have a lot of dining. Most people go downtown or to the Southside for restaurants, but it's very close to the neighborhood," Sefair says.
Aldis is conveniently located on Atlantic Boulevard on the edge of the neighborhood.

Getting in and out of Woodland Acres
Most locals travel along the Arlington Expressway by car and public bus. Atlantic Boulevard has public bus stops stretching about 15 miles to the oceanfront. The community is just 5 miles from the city center along Matthews Bridge. The neighborhood is between Interstates 295 and 95, which offers access to the rest of the city. The surrounding area contains several houses of worship, including Impact Church, Iglesia Nueva Vida Jacksonville and Christ the King Catholic Church. Those seeking healthcare have multiple options among the local medical centers.
