Riverside living in Jacksonville's Arlington district
Settled along the shores of a river just 15 miles west of the Atlantic Ocean, Jacksonville’s Woodmere-Colony Cove community is one of the most in-demand in the city’s Arlington District. Near the mouth of Mill Cove off the St. Johns River, this charming and predominately residential community offers a relaxing lifestyle close to downtown. "The area has recreational comforts like parks and waterways. This is a big boating community," says John Mckinley, President of Noble Home Buyer LLC.

Cozy waterfront properties
Throughout the community, mature trees blanketed in Spanish moss greet residents arriving home to their midcentury modern ranches. Abodes from the last 30 years often show stucco or lap-siding exteriors. Several homes in the neighborhood have backyard pools and open patios to complement a sunny Florida lifestyle. Jose Gonzalez, a local real estate agent with Keller Williams, says the area is highly coveted for its waterfront. “It’s pleasant to have those views of the water. And even on that side of the river, you get views of downtown Jacksonville as well.” Homes along the waterfront commonly sport long docks reaching into Mill Cove. Average listing prices range between $250,000 to $500,000, however, buyers can expect to pay more for homes along the water. Many dwellings span from 1,500 to 3,000 square feet and cost an average of $173 per square foot.

Getting out on the water at Fort Caroline Community Center
For folks in the community who don’t have a dock on their property, they can set off on nautical adventures at the Lonnie Wurn Boat Ramp. The public space has a scenic panorama of the water, docks and trailer parking for vessels. Locals try to visit the ramp during high tide for easy launches into the cove. Out on the water, anglers can reel in flounder, sea trout and oyster beds in the submerged grassy fields. Next to the boat ramp, the Fort Caroline Community Center features a pool and tennis courts next door at the Fort Caroline Community Center for more active pursuits. Those seeking a relaxing afternoon outdoors can also head to Gerrie's Park. The neighborhood spot has playgrounds, tables and grills, allowing neighbors to gather for cookouts and picnics.
