Coastal living and privacy in East Passage Estates
East Passage Estates is a small residential area on the northern tip of Jamestown. “It’s definitely a coastal town in that everyone’s always out walking, bike riding, sailing, using the marina, and the parks have lighthouses,” says Justin Mandese, a Realtor with Real Broker LLC who has lived in New England since 2002. The quiet neighborhood is a few miles from downtown Jamestown, offering more privacy and land. East Passage Estates is also known for its longterm residents, Mandese says. “People who have been living here for the last 10, 20, 30 years stay in the area,” he says. “They don’t leave. It’s an established community.” It has a CAP Index crime score of 1 out of 10, significantly lower than the national average of 4.

A mix of old and new styles
“East Passage Estates doesn’t reach all the way to the waterfront,” Mandese says. “It’s mainly residential, a mix of old and new. This is more of an escape, a 'second home with a lot of land' type of area.” Houses display a variety of styles, from Cape Cods with front porches to custom-built, three-story Colonial revivals. Homes range in size significantly from about 1,500 square feet to over 7,000 square feet. They sell for between $890,000 to $1.4 million. In 2024, only three houses went on the market. On average, they stay on the market for about 93 days. The neighborhood gives the appearance of a planned development, with man-made lakes and walking paths. "The neighborhood came about in the late 1970s and early '80s," says Bob Bailey, a lifelong Jamestown resident who is a sales associate and office manager at Lila Delman Real Estate. "It was land originally proposed in the 1950s to be an oil refinery, and luckily, it got defeated in court, so they never built it."

Learning with the Jamestown School Department
Preschoolers through fourth graders attend Melrose Avenue School, while Lawn Avenue School serves kids in grades five through eight. Both schools are part of the Jamestown School Department and score an A-minus on Niche. For grades nine through 12, students can choose between Narragansett High, which earns an A-minus, or North Kingstown High, which receives an A grade. The former has around 500 students, while the latter has about 1,400. Starting in fall 2025, Narragansett High will offer a career program in sports medicine and athletic training.

The Jamestown Bike Trail and town beach
Bailey says Parker Farm, nearly 50 acres preserved in perpetuity, was donated to the village. "So nothing will ever be built there," he says, "and there’s walking trails.” The new Jamestown Bike Trail connects East Passage Estates to other sections of the island. “A lot of walkers with dogs and kids riding bikes use it," Bailey says. "It is a nice walking path. The city is really working on being eco-friendly and increasing walkability.” The town beach is shallow, with minimal waves. “Jamestown is more of a boating town,” Bailey says. “There’s a very significant boating vibe. A lot of kayaking, sailing and fishing on the island.” There are a few larger parks within a few miles.

“The Jamestown Village section is where all the downtown amenities are," Mandese says. "The restaurants and shopping are all really concentrated down there.” Restaurants like Beech and JB’s on the Water are downtown, about a 4-mile drive from the neighborhood. It's only an 8-mile drive to Newport for more shopping and dining options, including grocery stores. “Jamestown isn’t known for local events,” Mandese says. “Most of the events happen in Newport.”

Rhode Island Route 138 connects Jamestown to the rest of Rhode Island via the Jamestown Verrazzano Bridge and Newport Bridge. Residents who don’t own boats can take the Jamestown-Newport Ferry. “It’s a nice way to hop on and head over to Newport,” Bailey says. Rhode Island T.F. Green International is about 25 miles from East Passage Estates, while the closest hospital is about 8 miles away in Newport.
