Located in Jamestown, East Shore Road features homes overlooking or close to Narragansett Bay. The neighborhood's name reflects its position on Conanicut Island and the road that intersects with Rhode Island Route 138 leading to Newport. The community is primarily residential, with rocky beaches that help retain the area's quiet atmosphere compared to beaches across the Bay. The area is often compared to neighboring Newport, but there are distinct differences between the two, says Justin Mandese, a Realtor with Real Broker LLC who has lived in New England since 2002. "Jamestown is relaxed and more of a great place to escape with less of the action. Newport is where you go if you want to be in the action, right on the pier, right in the middle of activities." A second contrast and draw to the area is the preserved culture. "Jamestown is still primarily owner-occupied homes," says Mandese. "There’s a continued movement of out-of-staters coming in Jamestown and Newport, but there’s a certain pride of ownership in Jamestown. It’s a more of a connected community.”
Million-dollar homes overlooking Narragansett Bay
East Shore Road's housing market is just as relaxed as its vibe. On average, homes stay on the market for around 79 days before selling, compared to the national average of 45 days. “Definitely not a lot of first-time homebuyers, Mandese says. “It’s not a high-turnover market. It’s pretty exclusive. There have been years where there have been less than 20 sales on the whole island.” Homes in the East Shore Road area range from $800,000 to over $12 million, the highest a home has sold for in Jamestown. “It really depends on the proximity to water,” Mandese says. “As soon as you get close to water, the price skyrockets, and as soon as you go off the water, the prices kind of level out. You could spend $3.5 million for a house on the water, that for the same house slightly inland, it’s probably only a million.”

Fishing at Taylor Point Park and scenic views to the Bay
Boating is a way of life in East Shore Road. The area offers residents public access points to the Bay for boat launching. Additionally, communal greenspaces and recreation areas are ideal for water sports and adventures. Taylor Point Park stretches over 20 acres. The local native habitat is protected, and its shorefront is a peaceful spot for fishing. Park Dock's rocky beach is the entrance to Mount Hope Bay, also a popular waterbody for boating, fishing and scenic strolls. Although sandy shores make up the outer edges of the community, according to Mandese, it’s not similar to a traditional beach town, though. “There are a couple of swimmable beaches and a couple that aren’t. If they’re going to do a full beach day, with all the entertainment and such, they’d go into Newport to do that.” A bike path locals call the Jamestown Bike Trail connects East Shore Road with North Road, a road leading to Jamestown’s center. “It’s a pretty easy route, and it goes down by the water, so you get some beautiful views. For land sports, the Jamestown Soccer Association often plays at the Eldred Soccer Field off East Shore Road.
Beavertail State Park is a world-class park with a rocky coast near East Shore Road.
With the Newport-Pell bridge looming over the Taylor Point Lookout park on East Shore Road, there is ample opportunity to enjoy the engineering feat.

A-rated schools and sports medicine at Narragansett High and
Melrose Avenue School starts with preschoolers and goes up to fourth grade. Students then ascend to Lawn Avenue School, which serves grades 5 through 8. Both schools are part of the Jamestown School Department and score an A-minus on Niche. Ninth through 12th graders can choose between A-minus-rated Narragansett High or North Kingstown High, which also receives an A grade. The former has around 500 students, while the latter has about 1,400. Narragansett High will offer a sports medicine and athletic training career program starting in the fall of 2025.
Narragansett High school is usually within the top 10 high schools in the state and residents of East Shore Road may attend.
Jamestown Melrose School has 245 students in grades PK-4 with a student-teacher ratio of 10:1.

East Shore Road is entirely residential, and shops and restaurants are a few miles away in Downtown Jamestown. Newport, around a 5-mile drive from East Shore Road, has more options.
