On the north end of Jamestown, West Reach Estates overlooks Narragansett Bay. “We had a huge influx of people coming in from Boston and New York, specifically,” says Justin Mandese, a Realtor with Real Broker LLC who has lived in New England since 2002. “Lots of people looking for that getaway home, that remote workspace, or people saying, ‘Hey, now’s the time, we don’t want to wait anymore,’ and getting that second home.” Properties tend to include spacious backyards with lush trees providing a sense of privacy. Residents will have to visit downtown for shopping, dining, and amenities, or they can take the bridge to Newport and Narragansett.

Cottages and newly built homes
“It’s a mix of cottages, but also a place where buyers are coming in and building new homes, and/or tearing down existing cottages to build new, bigger homes,” Mandese says. Properties in West Reach Estates tend to be spaced out with large trees providing privacy. Single-family homes between 1,000 to about 2,000 square feet range from $380,000 to $870,000. Waterfront homes over 3,000 square feet start at $3.9 million to $4.2 million. "People are spending more money on redevelopment there,” Mandese says. “Generally speaking, the prices are somewhat similar to the rest of the island. But it really depends on proximity to water. As soon as you get close to water, the price skyrockets, and as soon as you go off the water, the prices kind of level out.”

Jamestown School Department serves PK through Grade 8
Melrose Avenue School serves preschoolers through fourth graders, while kids in Grades 5 through 8 attend Lawn Avenue School. Both Schools score an A-minus on Niche. Students then have the choice to attend A-rated North Kingstown or A-minus-rated Narragansett High School. The former has around 1,400 schools, while the latter has about 500. North Kingstown High host an annual fashion show that showcases student’s designs.
The Jamestown Melrose School is an elementary school with a great learning philosophy.
Narragansett High school is usually within the top 10 high schools in the state.

Shopping and Dining
West Reach Estates is quiet and residential, with no retail stores or restaurants. Downtown Jamestown is a 4-mile drive. “The downtown business scene includes a few small local gift shops, a few coffee shops, a handful of restaurants, professional services such as attorneys,” says Bob Bailey, a lifelong Jamestown resident and sales associate and office manager Lila Delman Real Estate. Beavertail Park and downtown shopping
There are no parks in West Reach Estates, so residents will have to drive to green spaces on the island. “Beavertail Park is a big, beautiful state park," Mandese says. “So that’s a big attraction, for sure, lots of hiking.” There's also Jamestown Community Playground. Homes along the bay often have docks for their boats and kayaks.

Connecting Jamestown to the rest of the state
Rhode Island Route 138 connects Jamestown to other sections of RI through the Jamestown Verrazzano Bridge. “If people want to enjoy a boat ride, there is a ferry service between Jamestown and Newport called the Jamestown-Newport Ferry Company,” Baily says. “You have to pay for it, but they serve drinks on board.” Rhode Island T.F. Green International is about 25 miles away, while the nearest hospital is about 8 miles away in Newport. West Reach Estates has a CAP Index crime score of 1 out of 10, significantly lower than the national average of 4.
The Jamestown Verrazzano Bridge links the island community to the mainland of Rhode Island.
