Tennessee mountain living without the selclusion
Jasper sits 25 miles west of downtown Chattanooga, but it has a self-contained atmosphere that’s attractive to buyers who want a quiet and quaint lifestyle. There’s a bona fide Main Street with shopping, dining, a public library, a park and the like. But zooming out, it’s clear that Jasper is an outdoorsy community. The neighborhood sits in the Sequatchie Valley, surrounded by mountain views. Nickajack Lake, a popular fishing spot, is just 6 miles east. While primarily a suburban neighborhood, there are gated communities popping up with amenities ranging from restaurants to walking trails to helicopter pads, as noted by Realtor Gloria Page, who's been working in the area over a decade, and is currently with Keller Williams and Zach Taylor Real Estate. "A lot of people from other states want the Tennessee mountain experience, and Jasper Highlands definitely gives them that, since it's way high up looking over all creation. They want to be away from hecticness, and retire in peace and quiet, but they don’t want to be secluded, so places like Jasper Highlands are appealing with all these amenities."
Homes from the 90s through today
The market begins in the low $200,000s with minimal traditional homes, which can be up to four bedrooms. Homebuyers are likely to encounter ranches from the 90s by expanding into the mid $300,000s. Sprawling multi-story brick homes with five bedrooms can be had in the low $600,000s. Three-bedroom modern traditional homes, built in 2022 for gated communities like the Jasper Highlands will also be in this price range. Generally, sidewalks aren’t present in residential portions of Jasper, even though the streets are calm. Lawns are dotted with small ornamental plantings, which keep the homes unobstructed from view. Mature trees tower from the edges of lawns, giving the area an uncomplicated suburban look.

An expansive new Jasper Middle School
Jasper Elementary has a 17-to-1 student-teacher ratio and receives a B-minus rating from Niche. Jasper Middle gets a C-plus grade, and in 2025, the school will complete a $34 million overhaul. Marion County High, rated C-plus, has an expanding list of athletic teams, from golf to soccer to volleyball – and a cheerleading team was added in 2000.

Fishing and hiking at local parks
Jasper City Park is a great place to go for a stroll: it offers a simple layout, with a pond and two playgrounds. At 140 acres, Marion County Park is bigger and offers more activities. Visitors can camp, fish for bass or eat at a picnic shelter. Basketball and baseball facilities are available, and the park’s historical village provides a glimpse into log cabin living.
Jasper residents enjoy boating and fishing on the Tennessee River.

Smoketastic food at Whiskey Throttle BBQ
Page says there are a few restaurants around Jasper, but residents can be just as likely to dine in downtown Chattanooga or even Alabama. To get their hit of smoked brisket, customers dine at Whiskey Throttle BBQ. Outside the low-slung building, cords of wood are piled – fuel to be used in the large black smoker. Kanti’s Bar and Grill offers more of a sports bar vibe, with large booths and a row of TVs. Rebecca’s FarmHouse Restaurant takes patrons into an Americana diner atmosphere by way of country stylings like corrugated metal walls. The menu is chocked with Southern comfort food like fried pickles and breaded catfish. At Ingles Markets, practically any ingredient needed for dinner can be found. Page also recommends Redpoint Inn, a unique mix of sandwiches, homemade desserts and climbing gear before heading out to the trails. Thyme for Home Decor is another locally-owned business, full of unique domestic items, from lamps to blankets.

Marion County Airport mere miles away
Marion County Airport is 3 miles east, reachable by Route 41, one of the main thoroughfares in Jasper. It’s 25 miles to downtown Chattanooga, thanks to the presence of Interstate 24, which runs along the south. Page says that downtown Chattanooga is popular because it's so walkable and bikeable. Route 28 intersects with Main Street, and is a key path for residents who want to travel north-south through the neighborhood.

Demolition derby at the fair
The Marion County Fair occurs annually in November, and besides offering live music and locally prepared food, it gives attendees a chance to watch a demolition derby. Carnival rides are present, and there’s even an old-school competition for jams, cakes and pies. There's also the National Cornbread Festival in late April, which draws out visitors from around the region.

Rankin Cove has an airport, an interstate and a river running through it – bringing activity to this quiet stretch of Tennesee. Only a few dining spots dot the landscape, so many residents take advantage of Rankin Cove’s connectivity to explore some of the tasty creations around downtown Jasper. Add in plenty of modern construction from the 2020s, and what results is a leafy community roughly 25 miles west of Chattanooga, which feels half-rural and half-suburban: there’s park space, a dependable school system and wide stretches of land. New developments are popping up nearby, which are drawing attention, even from out-of-state homebuyers, according to Realtor Gloria Page, who's been working in the area over a decade, and is currently with Keller Williams and Zach Taylor Real Estate. "Developments like Black Creek are really beautiful and popular. This one is built around a golf course and surrounded by the mountains."
Homebuyers will see midcentury properties that complement the contemporary homes filling out Rankin Cove. Often made of brick, three-bedroom renovated ranch styles will go for around $250,000. These homes have features like back decks that sit under canopies of mature trees. It’s almost a rural atmosphere that appeals to a nature lover: less emphasis on decorative landscaping and more focus on just the land itself, plain and simple. One appeal of Rankin Cove’s housing market is that homes from the 2020s can be similarly priced – so it’s more about the type of lifestyle preferred by the homebuyer. For instance, a three-bedroom modern traditional home that totals 1,100 square feet can also go for around $250,000. The difference here is that homes may be placed closer together and in neater fashion, emphasizing the suburban identity at the heart of Rankin Cove.
Jasper Elementary has a student-teacher ratio of 17-to-1 and receives a B-minus grade from Niche. Jasper Middle has an 18-to-1 student-teacher ratio and scores a C-plus overall. The school is currently undergoing a $34 million renovation project. Marion County High is rated B-minus in the teachers and academics category but C-plus overall. The school is known for creative extracurriculars, like the Interact Club, which restores public spaces in Jasper.
Marion County Park is placed on the shores of the Tennessee River, and offers a range of activities across 140 acres. Visitors can camp, fish for bass or anchor down at a picnic shelter. Basketball and baseball facilities are available, and the park’s historical village provides a glimpse into log cabin living. For more of a traditional park experience, residents like to stroll at Jasper City Park, which offers a simple layout, with a pond and two playgrounds.
Residents can find a few eateries located on Lee Highway, like Jesse’s Girl, which caters to the comfort food crowd: think tater tots and French dip sandwiches, served in a diner atmosphere. Customers head over to Whiskey Throttle BBQ in Jasper, to get their hit of smoked brisket. Outside Whiskey Throttle's low-slung building, a large black smoker draws in diners with the wafting smell of barbecue. Kanti’s Bar and Grill offers more of a sports bar vibe, with large booths and a row of TVs. At Ingles, residents pick up weekly essentials.
Transportation amenities are abundant in Rankin Cove. Interstate 24 is the southernmost thoroughfare, helping residents get to Chattanooga. Many use Lee Highway, a busy commercial corridor, for getting into Jasper. Marion County Airport borders it, to the north. Then there’s Griffith Highway – the primary throughfare for moving north-south through the neighborhood. None of these routes are trafficked by buses, so a car is essential in Rankin Cove.
The Marion County Fair occurs annually in November, near the Ingles grocery store in Jasper. Besides offering live music and locally prepared food, it gives attendees a chance to watch a demolition derby. Carnival rides are present, and there’s even an old school competition for jams, cakes and pies.
