Greenville is known for accommodating an array of domestic lifestyles, from waterfront condos with views to quaint backyard relaxation – all wrapped up in an urban setting. “This neighborhood borders Bergen-Lafayette, but it’s a little less trendy, less about the restaurant scene and more about providing a residential experience,” says Tamayo Oppenheimer, realtor with Silver and Oak Realty. “That also helps home prices stay competitive and relatively affordable, compared to Downtown Jersey City, which Bergen-Layfette is closer to.” Other standout features that contribute to this domestic feel include ample park space to explore and small locally owned businesses that are focused on substance over style.

Diverse housing, from waterfront luxury condos to Victorian rowhouses
Prices can range from the upper $200,000s to millions of dollars, but a few notable factors account for this. First, even within a particular genre like condos, homebuyers can expect to encounter variance. While there may be two-bedroom units in brick low rise condos that sell for $275,000, it’s important to keep in mind that Greenville is a waterfront neighborhood, so luxurious four-bedroom units in high rise condos with marble finishes and views of Manhattan can command $1.7 million. But secondly, part of Greenville’s appeal is that homebuyers can have a lawn, if they so choose. “It’s very diverse in that respect, you’re going to see more single-owner homes compared to nearby neighborhoods,” says Oppenheimer. Colonials and split-levels from around the 1920s with quaint little landscape flourishes like hedges or small squares of lawn can sell around $800,000. Colorful brick Victorian rowhouses add character to the neighborhood as well: these tall, slender properties are fronted by a large stoop and sell in the upper $600,000s. Greenville’s overall crime score is 5 out of 10 on the CAP Index, with violent crime categories receiving more weight.

Laico's is a small but mighty neighborhood favorite
Even though Greenville may not have a trendy restaurant row like Bergen-Lafayette, it still does foster small locally owned eateries. Neptune Bakery & Deli, for example, sits behind the unassuming storefront of a multi-use building – but inside is an extensive menu of classic Italian sandwiches and unique pastries like custard cups. Dominican, Mexican and Latin American restaurants bring in some of the international flair of bordering neighborhoods. And there are plenty of places to grab pizza, including upscale versions at Laico’s. Open since 1972, this restaurant is a true neighborhood institution, tucked into a street lined with homes. As for groceries, Oppenheimer says residents will hop in a car: “People from Greenville will drive next door to Bayonne to shop at Costco. They may even dine there, like at a hibachi restaurant. Residents would rather go here than make the trek to Downtown Jersey City.”

Study up on national security at New Jersey City University
President Barack Obama Community School covers kindergarten to 8th grade, and maintains an 11-to-1 student-teacher ratio. The schools earns a C rating from Niche. Lincoln High has a 19-to-1 student-teacher ratio, and is rated C-minus. The school has magnet programs that encourage students to specialize in fields like cosmetology and law. The campus of New Jersey City University is also part of the neighborhood, and the school is known for a security studies program that prepares graduates to work with federal agencies.

Columbia Park is suited for strolling
Just like the housing in Greenville comes in different shapes and sizes, so do the parks. Columbia Park is just a sliver squeezed between Winfield Avenue and Bartholdi Avenue, but strollers can take shaded trails through it for several blocks. Plus, the park is overlooked by Saint Paul the Apostle Roman Catholic Church – a prominent local landmark with Gothic-inspired features and one of the state’s tallest church towers. Bayside Park is a more traditional green space, with athletic facilities, a playground and space for picnics. The neighborhood’s waterfront condos are hugged by a trail system and Caven Point, which offers a beachy area for observing wildlife.
