John Sevier offers a suburban experience near Knoxville and industry
On a hilltop about 10 miles northeast of Knoxville, John Sevier offers a reprieve from the city's energy with its forested residential streets between a railyard and a highway. “Being that you can get to so many places quickly, it is very popular for industrial-type businesses. Specifically, it carries many trucks, both commercial and residential,” says Delena Webster, affiliate broker with Keller Williams Realty Maryville, who has over five years of experience. “You get the best of both worlds with its proximity to these quickly growing downtowns with a ton of walkability, restaurants and breweries,” she says regarding Knoxville and Sevierville. Natural recreation is also accessible, with the Holston River flowing through the region and mountains nearby.

Highway and interstate travel through the Knoxville metro area
Southland Transportation, Southern Tire Mart and TruckPro are on U.S. Route 11W, a divided road that connects northern John Sevier to Knoxville. McGhee Tyson Airport is about 20 miles away and has nonstop flights to major cities nationwide. Interstate 40 connects the area to Sevierville, nearly 30 miles away.
Bungalows, Minimal Traditionals and new build communities
Bungalow and Minimal Traditional homes in the area predate 1950 and have home prices between about $160,000 and $250,000. According to Webster, John Sevier's central location has attracted the attention of home developers, so there are some new build communities in addition to those that have been around for decades. Ranch-style homes in the area range from around $100,000 to $360,000. New Traditionals are also common and go for roughly $250,000 to $730,000. “Being as close to the water as it is, there are not many basement homes,” Webster says. “Any home that has a basement, nine out of 10 times, your inspection report will likely state that there is moisture. East Tennessee is a very humid area. Many companies specialize in [encapsulating and waterproofing] because it’s such a common issue.”

Schools in the Knox County Schools district and career-based courses
Knox County Schools district serves the area and has a boundary zoning system that determines which schools students attend. If students are located outside the boundary of the school they want to attend, they may apply for a transfer. John Sevier’s neighborhood schools include East Knox County Elementary School and Holston Middle School. Niche gives both schools B-minus grades. Gibbs High School earns a C-plus and offers career and technical education courses, such as fundamentals of construction.

Shopping centers with national retailers and restaurant chains nearby
John Sevier does not have a designated retail and dining area, so residents must drive to nearby shopping centers, such as Harvest Park Centre, which has a Target. Restaurant chains, including O’Charley’s and Cracker Barrel, are in these nearby shopping centers. Several local chains are also in the area, including Habaneros Mexican Grill and The Diner at Twisters Shakes & Sundaes. An Aldi and a Food City are nearby on Millertown Pike.

Nearby parks, river access and scenic mountain trails
John Sevier does not have a public park system; however, it is near county parks such as Spring Place Park, which has a playground and a walking path. Nearly 7 miles away, Holston River Park has two fishing piers and a kayak launch. It also features a 2-mile paved loop, a dog park and soccer fields. House Mountain State Natural Area is about an 8-mile drive and features several trails, some with overlooks. The West Overlook Trail travels nearly a mile uphill and provides views of the Blue Ridge and the Great Smoky mountains.
