Newtown is the greener side of John’s Creek

Life in Newtown has always revolved around its countryside appeal. Before the first schoolhouse was established in the 1920s, this portion of Fulton County was open farmland where families harvested crops. Today, it’s much more built out with residential subdivisions and streets, though lush green landscapes remain. “I call it the best corner in North Fulton,” Atlanta Fine Homes Realtor Denise Sperier says. “The parks, the schools, the shopping and dining, the walkability, three grocery store options – you don’t find all of that in one corner very often.”

Diverse architecture around Old Alabama Road

Houses are situated along winding streets and hilly landscapes north and south of Old Alabama Road. Traditional houses and bungalows will be most affordable between $300,000 and $500,000, while newer townhomes will be around $500,000 or $800,000. As colonial and contemporary homes inch past $900,000, more houses will have two to three stories and lots that are an acre or more. New custom homes with 5,000 to 6,000 square feet and two-to-three-car garages will be at the higher price point of $1-$1.5 million.

Two educational pathways in Johns Creek and Centennial High School

While Newtown Elementary is no longer in service, its educational spirit is kept alive through multiple school pathways in the community. Most of the neighborhood is zoned for Hillside Elementary, which has a nationally recognized parent-teacher organization and an A-minus rating on Niche. Haynes Bridge Middle has an A on Niche, as does Centennial High School. The northeastern end is zoned for Dolvin Elementary, while Autrey Mill Middle was rated among the top 5 middle schools in Fulton County. That educational pathway ends at Johns Creek High School, which offers nearly 30 advanced placement courses. All schools earned A ratings on Niche except Johns Creek, which earned an A-plus.

Newtown’s dog park and pavilion

Newtown Park is the neighborhood’s signature 46-acre park with tennis and pickleball courts, baseball and softball fields and walking trails. The Newtown Dream Dog Park is a one-acre play area with artificial turf, obstacles and sprinklers and was rated the second-best dog park in the nation by “USA Today.” Summer concerts are held at the 10,000-square-foot Mark Burkhalter Amphitheater, which seats 1,400 on its terraced lawn. “Every day, they’ll have a public exercise class like yoga or Zumba,” Sperier says. “It’s a great park – I walk around it every day.”

Shopping and dining at Haynes Bridge Road

There are three shopping centers located by the north intersection between Old Alabama Square, Haynes Bridge Village and Market at Haynes Bridge. They’re anchored by grocery stores such as Kroger, Publix and Fresh Market and have local chains for donuts, pizza and deli sandwiches. Santino’s is an Italian restaurant that has operated in the neighborhood for 25 years, while Santorini is a Greek restaurant that specializes in gyros and baklava. Brooklyn Bagel & Deli has been hand-rolling its bagels since 1997, and Bruster’s Real Ice Cream is made fresh in-store. Local establishments include boutique shops, jewelry stores and fitness gyms.

Fulton County roads and connections

The neighborhood is pedestrian-friendly, with sidewalks throughout its many subdivisions. Nesbit Ferry and Brumbelow Road run north and south around the neighborhood and serve as entryways into most cul-de-sacs. A 5-mile drive north on Haynes Bridge Road will take residents to Alpharetta, while a 7-mile drive west on State Route 140 leads to Roswell. Wellstar North Fulton Medical Center is open for 24 hours and is 6 miles northwest, while the Hartsfield-Jackson Atlanta International Airport is 38 miles south.

Environmental factors

The CAP Index crime score is 2 out of 10, which is lower than the national average of 4. John’s Creek runs a fire station within the neighborhood. Some flooding can occur in creeks to the south.

GreatSchools: The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students.
