Warsaw encompasses multiple subdivisions centered around Atlanta Athletic Club
Warsaw is a community of south-central Johns Creek subdivisions surrounding the Atlanta Athletic Club. “That is a big draw for families that are members there,” says Heidi Straughan, a longtime Johns Creek resident and Realtor with Keller Williams Chattahoochee North. A few of the subdivisions border the Chattahoochee River and are just across the boundary lines from Duluth and Peachtree Corners. About 5,000 residents live in the area. In addition to the country club, people are also drawn to the community for the top-rated public schools and the private Wesleyan School, Straughan says.
A-rated public schools and a top-performing private school
Children in the neighborhood are zoned for Fulton County Schools. Medlock Bridge Elementary School and Autrey Mill Middle School both have an A on Niche. Johns Creek High School has an A-plus and offers nearly 30 Advanced Placement courses. Wesleyan School, rated A-plus, is a college preparatory school serving about 1,200 K-12 students. It is a nondenominational Christian school and has an average student-to-teacher ratio of 9-to-1. In 2024, students scored well above average on college entrance exams.
Traditional homes on large, wooded lots
There are almost 800 homes in the area, which includes the subdivisions of Ammersee Lakes, Thornhill, Winfield on the River, Prestwick and River Club. All have HOAs. The average home size is 4,300 square feet and the median year of construction is 1992. Wooded lots and manicured lawns are common; there are no sidewalks. The subdivisions in Warsaw include both gated and non-gated communities. “They were all developed around the same time,” Straughan says. “All of the houses are very similarly built.” The most dominant style is brick or stucco traditional homes, some with European influences. Ammersee Lakes, a gated community, has some ranch-style homes. Most lots are at least half an acre, and some are more than 1 acre. Prices range from $925,000 to $1.8 million. Homes along the river have access to the water from their backyards.
Recreation opportunities at community clubhouses and along the Chattahoochee River
Atlanta Athletic Club and its many amenities offer recreation options for area residents who are members. A few of the subdivisions, including Thornhill and Ammersee, have their own pools, tennis courts and clubhouses. “A lot of these neighborhoods have nature walks or trail walks that are down by the river,” Straughan says. The Big Creek Greenway, a paved walking and biking trail extending more than 20 miles through multiple cities, is nearby. The neighborhood is also across the river from the Medlock Bridge Chattahoochee River National Recreation Area, which has a boat launch, picnic area and many trails.
International cuisine options plentiful at nearby retail plaza
A large shopping area lies in the northeast section of the neighborhood at the intersection of State Bridge Road and Medlock Bridge Road. Target and Home Depot are in the plaza, as well as Publix and Whole Foods. Numerous chain and locally owned stores are in the same area, including plenty of international cuisine options. Nara Cuisine & Lounge offers Middle Eastern fare, and Los Abuelos is a popular Mexican restaurant. Residents can also grab a slice from Romeo’s New York Pizza. The Forum is a large shopping mall in Peachtree Corners.
Residents enjoy easy access to many major highways
Straughan says the neighborhood is also popular among corporate employees who work in downtown Atlanta because of its proximity to many major highways. Georgia State Route 141 runs right through the middle of the neighborhood. It leads directly to Interstate 285, which encircles Atlanta. Interstate 85 is also easily accessible and links commuters to downtown Atlanta, about 25 miles away. Old Alabama Road leads straight west into Roswell, about 12 miles away.
