As Johnston grew throughout the 1800s for its textile mill and farming industries, the city’s Hartford Avenue area became the spot to build a home. Today, the community is equal parts commercial and residential, but it still has a burgeoning atmosphere. “A new Amazon warehouse is opening on Hartford Avenue sometime in 2024,” says Ken Scotti, a broker associate with RE/MAX Properties who has sold several homes in the area. “This area has grown quite a bit within the last year or two because of that. Compared to the rest of Johnston, houses here are selling much quicker. I’ll have 25 to 30 people show up to an open house.”

Hartford Avenue is filled with midcentury dwellings
While the area was first developed in the 19th century, Hartford Avenue’s current homes were built around the midcentury. Cul-de-sacs and dead-end streets are brimming with ranch styles and split levels. Colonial Revivals sit on lush green lawns, and purple-leaf plum trees shade contemporary-style dwellings with low-sloping roofs. Homes in the area typically have three to four bedrooms and a one-car garage or private driveway. They also cost between $350,000 and $500,000, a range similar to a Johnston home’s average $400,000 selling price.

The area is less than 2 miles from Johnston Memorial Park. The 1-mile looped trail here surrounds the Pocasset Pond and passes by a playground and two stone gazebos. As its name suggests, the green space also has commemorative artifacts sprinkled about. For instance, visitors can pay respects at the 9/11 memorial or view a battle tank from World War II. Fittingly, it also hosts a Memorial Day celebration, where Johnston’s veterans are honored with local choir performances, plaque dedications and refreshments. The Marian J. Mohr Memorial Library is adjacent to the park. In addition to its extensive collection of books, the hub has a variety of events, like teen crocheting circles, STEAM workshops for kids and free yoga classes. Residents are also less than 3 miles from the Johnston Indoor Recreation Center, which offers three basketball courts, batting cages and a soccer complex.

Shopping and dining along Atwood Avenue or Hartford Avenue
“Atwood Avenue and Hartford Avenue are the city’s two main streets for shopping and dining, and living near them is a huge convenience,” says Scotti. Atwood Avenue has a Stop & Shop grocery store, a Walgreens pharmacy and a few locally owned restaurants. For instance, Brewed Awakenings is a go-to for classic coffee drinks and breakfast sandwiches. Residents can find even more essentials on Hartford Avenue, the area’s namesake thoroughfare. It has a Price Rite supermarket, a Market Basket grocery store and the acclaimed Luigi’s Restaurant. Since 1971, the eatery has served 20-ounce sangrias, handmade pasta, crispy calamari and other Italian staples. Local jazz bands and blues singers also perform here every Saturday night.

Hartford Avenue residents have proximity to Providence
U.S. Route 6 spans the area’s southern region, and a 6-mile drive east on the highway leads to downtown Providence. Commuters will also find numerous Rhode Island Public Transit Authority bus stops along Hartford Avenue. “I like to call the Hartford Avenue area ‘urban-suburban,’” says Scotti. “This is about as commercial as it gets in Johnston, and it’s only 15 minutes from Providence, but it’s still a quiet residential area, which is what this city is known for.”
