Strong community and well-kept homes in southwest Joplin
In Joplin’s southwest corner, Cecil Floyd's committed population is a defining feature, creating a stronger community and a collection of well-kept homes. "I've got a few friends that live over there who say it has a close-knit neighborhood feel; they look out for each other and help each other," says Susan Wallace, a part-time Realtor with RealPro and a Joplin resident of over 30 years. "Some grew up there and have been there their whole lives." A nearby elementary school and a Walmart Neighborhood Market add convenience to the communal sense, helping to develop this feel further.

Midcentury ranch-style and New Traditional designs
Many Cecil Floyd homes here have stood the test of time, including midcentury ranch-style properties. "They're well-built because most of them have been there for a while," Wallace says. "And they're kept up well; it seems like most people take care of them." In contrast, a cluster of custom New Traditional homes stand on the neighborhood's south side, a reminder of the 2011 tornado that cut through the community. Prices range from $70,000 for fixer-uppers to $225,000 for move-in ready homes with modern kitchens. Regardless of age, houses often feature smaller front yards with mowed lawns and minimal landscaping. Cecil Floyd is a primarily renter-occupied community, with twice as many renters as owners, many of whom live in the neighborhood's income-based apartment complex, Springview Gardens.
