Quiet Joplin neighborhood near Missouri Southern State University
College Skyline borders the north side of Missouri Southern State University, serving as a convenient, quiet community within walking distance of the campus. Located in Joplin's far northeast corner, this neighborhood attracts families, university students and other residents looking for a peaceful space away from the hustle and bustle of the city.
With winding, tree-lined streets, the neighborhood does not get much through car traffic. Yet those who pass through may see kids playing in front yards, garage sales and other neighborly exchanges. "Inevitably, whenever I'm there, someone is having a barbecue and the whole neighborhood is over," says Jason Wallace, a lifelong Joplin resident and a Realtor with Fox and Riley Real Estate who has been working in the area for 19 years. "There's a sense of camaraderie." This friendly attitude shows in the neighborhood's lower-than-average CAP Index crime score of 3, compared to the national score of 4.
The Missouri Southern State University campus sits just to the south of College Skyline.

Well-kept Tudors and Cape Cods with unique features
The neighborhood has a collection of unique single-family homes on spacious, grassy lots. These include Tudors, Cape Cods and ranch-style houses from the '70s through the '90s, which all have a different look. Decorative half-timbering, dormer windows, front porches and other touches help properties to stand out, while two-car garages and driveways are unifying factors. Mature trees create shady canopies over front yards.
These dwellings draw homebuyers for their quality condition despite their age. "You can buy a house that's 30 years old, but someone's taken care of it. And that's the majority," Wallace says. "Younger families really like that, because you're getting an older house feeling like it's newer because it's been taken care of." Many receive cosmetic updates upon purchase, such as replacing carpets with hardwood floors. There's also some new construction on the neighborhood's north side on East Vandalia Court. Prices range from $190,000 to $390,000.

Groceries, restaurants and more on Rangeline Road
Rangeline Road is this area's main shopping hub, located 1.5 miles southwest. Major retailers line this north-south thoroughfare, including Walmart, Target and Home Depot. There are also several fast food chains and sit-down restaurants, such as Texas Roadhouse. Del Rio Bordertown Café is a locally-owned eatery that serves Mexican classics in a festive dining room decorated like a south-of-the-border town. Natural Grocers, which specializes in organic products, has a location nearby.
Northpark Mall is also along Rangeline. It's anchored by JCPenney, T.J. Maxx and Dunham's Sports. Like many malls, its heyday is mostly behind it, but over 80 stores remain, including Vintage Stock, which sells a selection of comics, albums and video games. Wasab is a popular mall restaurant that serves hibachi dinners and sushi. The area could grow in coming years, with a proposal in 2024 for a 78-acre mix-used development east of Rangeline with multi-family housing, hotels and retail space.
College Skyline residents can grab a gourmet hot dog from Top Dawgz.

Missouri Southern State University offers a range of programs
Missouri Southern State University is Joplin's main college, serving nearly 4,300 students. The University offers 140 undergraduate and graduate programs, with an emphasis on international education, health sciences and liberal arts. High schoolers may also get a head start by participating in the University's dual enrollment courses. The campus is just south across Newman Road. The neighborhood's proximity to MSSU "draws a lot of families looking for a house for their kid to live in while their kid is going to school," Wallace says.
Public and private schools are also nearby for kindergarten through 12th-grade students. Public schools are between 3 and 5 miles away. Elementary students can start at McKinley, which earns a C from Niche and provides after-school care on campus through the Joplin Family YMCA School Plus program. East Middle School and Joplin High School, both earn a C-plus. Thomas Jefferson Independent Day School is located within the neighborhood and is the region's only non-sectarian, independent college preparatory school. It serves pre-K through 12th grade.
Low traffic adds walkability
While the neighborhood doesn't have sidewalks, minimal traffic allows for walking and biking. The route to MSSU also doesn't have sidewalks, but a crosswalk on Duquesne Road allows students to cross over to campus on foot. There is also a simple commute to downtown Joplin, situated 4 miles southwest. Rangeline Road leads south to Seventh Street, which leads west to the city center. Joplin does not have a public bus service but does provide rides by appointment through Metro Area Public Transit.
Mile-long trail at Landreth Park
This neighborhood doesn't have its own park but does offer access to some of Joplin's city-owned green spaces. About 4 miles west, Landreth is one of the city's larger green spaces, at 160 acres, which leaves room for two playgrounds, four sand volleyball courts, eight pickleball courts, a baseball diamond, a disc golf course and a mile-long, densely packed gravel trail. Leonard Park is an 11-acre park about 2 miles southwest, with tennis courts and a rentable shelter seating 150 people.
