Eastmorland has a quiet and convenient location
Eastmorland is a family-friendly community just west of Rangeline Road, Joplin's main commercial corridor. Big-box stores, chain restaurants and Northpark Mall are just minutes away, yet the neighborhood’s streets tend to stay quiet and traffic-free. Kids can walk to the local elementary school, and a short trail offers easy access to nearby parks and the city’s only public library. Quick commutes to Downtown Joplin and major employers add to Eastmorland’s everyday convenience.
House styles, prices and size
Eastmorland mostly has Minimal Traditional cottages and ranch-style houses, though they rarely come on the market. Only a handful have sold in recent years, with a median price of about $210,000, slightly above Joplin's median of roughly $190,000. It’s also higher than what you’ll typically find in nearby neighborhoods like Grand View, Campbell Park North and McKinley. Compared to those places, homes in Eastmorland also tend to be larger, with a median size of just over 2,000 square feet. “It’s a good area for big families with three to four kids because the houses can be on the bigger side,” says Mary Plunkett, a realtor with Keller Williams Realty Elevate who has sold several homes in the area.
Stores and restaurants along Range Line Road
Range Line Road is one of Joplin’s busiest streets, but that doesn’t really impact Eastmorland. “It’s where almost everyone in the city goes to run errands, so there’s always some traffic, but people aren’t cutting through the neighborhood to get there,” Plunkett says. Along the street, you’ll find:

Plenty of fast-food options, like Taco Bell, McDonald’s and Sonic
Locally owned restaurants, including Mythos, an upscale Greek restaurant, and Magic Noodle, which serves Thai food

Where kids go to school
The neighborhood is zoned for Joplin Schools, including Eastmorland Elementary School, East Middle School and Joplin High School. Most houses are less than a mile from the elementary school, so some kids walk there. “Sidewalks aren’t on every street, but there are crosswalks right next to the school,” Plunkett says. Eastmorland is also about 2 miles from Missouri Southern State University, known for its strong programs in education, business and health science.
Trails and other recreation spaces in the area
On the neighborhood’s west side, Campbell Parkway is a peaceful place to walk, jog and bike under oak and dogwood trees. The trail leads to Parr Hill Park, which has a splash pad, playgrounds and basketball courts. The Joplin Public Library is also a quick walk away, with kid-friendly activities ranging from story times to game nights. Less than 10 miles southwest, Grand Falls, the largest natural waterfall in Missouri, is a popular spot for swimming, hiking and fishing.
Easy drives to Interstate 44, Downtown Joplin and hospitals
