Established southeast Joplin neighborhood with recent additions
Rosedale is an established neighborhood in Joplin's southeast quadrant with a collection of well-maintained midcentury homes and a neighborly spirit. Located 2.6 miles southeast of downtown, it's sandwiched between a community park and a major retail corridor. The neighborhood has seen its fair share of development, with new homes built on the north side after the 2011 Joplin tornado. Rosedale's established areas also define this neighborhood, with older homes on walkable, tree-lined streets. A culture of walking also contributes to neighborly relationships. "Our seller has a of couple grandbabies, and she would take out the stroller and walk through the neighborhood," says Lisa Mason, co-leader of The Real Estate Girlz team at Keller Williams Realty Elevate, who has been selling in the area since 2007. "All the neighbors are really kind and friendly, and they'll come and talk to you if they're working out in the yard."

New Traditional homes and midcentury ranch-style homes
New Traditional homes are situated north of 22nd Street, where the tornado came through. This is a sparser part of the neighborhood since the tornado took down most trees. South of 22nd Street are more mature trees and homes, such as ranch-style properties from the '60s with attached one-car garages or carports. "One thing people really like about Rosedale is a lot of the homes come with neat extras," Mason says. "For example, the home I am selling has an additional living area, which is something you don't usually see at this price point." Prices range from $134,000 to $225,000. Pride in ownership is visible in the well-kept front yards and landscaping. Many houses have adjoining bushes and flower beds. "You can tell people like to live there," Mason says.

Beachy vibes and Mexican classics at El Vallarta
This neighborhood has direct access to a busy retail and restaurant scene on Rangeline Road. Over a dozen national chains and local restaurants line the neighborhood's eastern border, with many more options just north up the road. El Vallarta Mexican Restaurant fosters a beachy vibe with a tiki bar and faux palm trees wrapped in sting lights. It serves specialty drinks and combination dinners with the option to mix and match entrees such as tacos, burritos and tostadas. Lowe's, Home Depot, Walgreens, Food 4 Less, Sam's Club, Aldi and Walmart Supercenter are all within a 1.5-mile radius. Further outside Rosedale, downtown Joplin is the city's foodie hub, with a collection of new and longtime local shops, restaurants, bars and entertainment venues. Blackthorn Pizza and Pub is a combination Irish pub and pizza joint, serving specialty pies. The Healthy Hippie is loaded with veggies and red or white sauce. Blackthorn also hosts events such as open mic nights, drag performances and football game screenings.

Campbell Parkway is a destination for walking
Walking is a popular pastime on neighborhood roads and community parks. Bordering Rosedale's north side is the south tip of the Campbell Parkway. This 50-acre green space feaures a North Loop and a South Loop, totaling 1.32 miles. These gravel trails weave through the park's flat, grassy landscape. Just over a mile northwest of Rosedale, Parr Hill Park offers an additional 2.4 acres of outdoor space with various amenities, including a bone-shaped dog park, fitness equipment and picnic pavilions in view of the playground and splash pad.

Early postsecondary experience at the Franklin Technology Center
Rosedale is divided into two different Joplin Schools pipelines. Students on the neighborhood's west side may start their K-12 journey at Kelsey Norman Elementary School before moving on to South Middle School. Niche gives both schools a B-minus. Students on the east side may attend Eastmorland Elementary School and East Middle School, both of which earn overall C-plus grades. Less than 2 miles west of Rosedale, Joplin High is the district's only high school and earns a C-plus. Near downtown, the Franklin Technology Center is the district's Career and Technical Education center, where high schoolers can earn experience in agriculture, automated manufacturing, business, collision repair, health sciences, TV and audio production and other areas.
Festive displays at Campbell Parkway
Campbell Parkway lights up during the holidays. Holiday displays illuminate the trail along Murphy Boulevard from 10th to 20th Streets near Rosedale. Downtown Joplin is an activity hub throughout the year. First Friday Wine Share is a networking event at different downtown business, where participants can bring a bottle and a glass, meet new people, try a new wine and explore different spaces. Third Thursday is another monthly event that mixes things up with different themes, such as Harvest Festival for October. Thousands of attendees come out for the vendors and live music from March through October.
Walking distance to neighborhood amenities
Downtown Joplin is 2.6 miles northwest of Rosedale. Murphy Boulevard is a diagonal route to the city center and is easily accessible from the neighborhood's north side. Despite lacking sidewalks, the neighborhood is walkable to the Campbell Parkway and shopping and dining options. Driving may be preferable when heading outside the neighborhood since Joplin lacks bike lanes and public transportation. The city does offer paratransit services on demand via the Metro Area Public Transit System. Rosedale is within 4 miles of three Joplin hospitals. Freeman Hospital West has the nearest emergency room, 3.2 miles southwest.

Tornadoes are a possibility
As part of Tornado Alley, Missouri averages about 32 tornados per year, with the peak season between April and June. In May 2011, Joplin experienced the state's deadliest tornado to date. The EF5 tornado claimed 161 lives and caused $3 billion in damages.
