Surrounded by commercial corridors, the southeast Joplin neighborhood of Sunnyvale is a low-traffic area with walkable streets. A slightly higher price point reflects its larger homes and lot sizes — in addition to a convenient location, says Kim Flanagan, leader of the Flanagan Group in Joplin. "To me, it's one of the most convenient locations for getting what you need quickly," says Flanagan, who has experience selling homes throughout the city. A pair of nearby hospitals and the retail hub of Rangeline Road provide employment and amenities within moments for most residents.

Larger-than-average homes and lots

Brick New Traditional houses and ranch-style houses average around 2,500 square feet — some featuring fireplaces, extra living spaces and backyard pools. "Some of them are at a point where they need updating, but they're solid and well-built," Flanagan says. "Because of the year they were built, a lot of the homes are brick, making them look nicer and easier to maintain." Prices range between $220,000 and $435,000 — which is also higher-than-average for Joplin but reflects the above-average square footage. Residents take pride in their landscaping, and it's common to see the community out in warm months, maintaining their lawns under mature maple and oak trees.

Date-night dining at Finn's

Sunnyvale borders the south side of Rangeline Road, the busiest section of Joplin's busiest retail area. The intersection of Rangeline and 32nd Street features hotels, national retailers such as Lowe's and chain restaurants such as First Watch. Various grocery options include Sam's Club and Food 4 Less. The 32nd Street Place Development, an ongoing project by developer Woodsonia Real Estate, will bring new apartments, a movie theater and a Menards. A few local favorites are mixed among the chains, such as Finn's, an upscale eatery serving cocktails, seafood, chicken, steak and pasta.

Outdoor learning at Stapleton Elementary School

Stapleton Elementary School is a significant draw for Sunnyvale and surrounding neighborhoods. With a B from Niche, it's the Joplin School District's highest-rated elementary school. It’s home to an award-winning nature center featuring butterfly and vegetable gardens, a geology area and a weather station for outdoor science lessons. Students move up to South Middle School, which earns a B-minus. With a C-plus rating, Joplin High School is the district's only high school, with career academies centered around business and information technology, health services, technical sciences, arts and communication, and human services.

Hiking, boating and fishing along Shoal Creek

Green spaces across Joplin's south side include McClelland Park on a former race track and fairground. It features two disc golf courses spread over its wooded landscape, picnic shelters and a playground. Joplin's south end is home natural areas such as Wildcat Park, known for its rocky chert glades and hiking trails. The mile-long Bluff Trail climbs up to a bluff with views of Shoal Creek below. McIndoe Park also features areas for fishing, walking and picnics, with boat ramps for launching a boat on the river.

Art and music in downtown Joplin

About 4 miles northwest, downtown Joplin is the city center for special events. Joplin's Third Thursday event features returning themes such as Route 66 Fest, celebrating the historic roadway with a National Corvette Convention. While the themes vary, the vendors, food and live music are regular monthly features. Going strong for 10 years, Joplin Arts Fest welcomes artists from across the country to display pottery, glass art, photography and other creations.

Walkable, low-traffic streets and Interstate 44

While sidewalks are not typical here, residents still walk their dogs around the neighborhood. "A lot of the neighborhoods built in those years don't have sidewalks, but there are nice big streets and not a lot of traffic coming through," Flanagan says. Major roadways are also within close reach, with 32nd Street being a direct route to nearby hospitals and Interstate 44 providing a route to Springfield, 70 miles east. The interstate may create some noise for residents on the neighborhood's south side. The neighborhood is about 3 miles from Mercy Hospital and Freeman Hospital West, major employers and healthcare providers with Level II trauma centers. For out-of-town travel, Joplin Regional Airport is about 10 miles north.
