While the Eastside neighborhood of Kalamazoo is often overlooked, long-term residents, community advocates and investors see its potential. “It’s underrated by a lot of people because there used to be a dump there that was contaminated and had an odor, but the dump no is no longer used. It’s been sealed up, and the odor is no longer prevalent,” says C David Howard, a Realtor and franchise broker at Century 21.
Situated just west of downtown Kalamazoo on Gull Road, Eastside offers easy access to shopping, dining and two major hospitals. “It’s very affordable, and the location is excellent,” says Howard. “You can get just about anywhere in the county within a 20-minute drive.”

Getting around using Gull, Main and more
Commuting is made easy with several main roads running through Eastside, including Gull, Main, East Michigan and Riverview Drive. Bus Route 9 runs along Gull Road, and Route 5 runs along Main, so public transit is within walking distance for most residents. Interstate 94 is about 5 miles south of the neighborhood, and Highway 131 is about 6 miles west. The easiest way to drive into downtown Kalamazoo from Eastside would be to take Gull, Main or Michigan.
Long-standing Eastside homes
No two houses in Eastside are identical. There's an eclectic mix of ranch, Dutch colonial, bungalow, four-square and saltbox home styles, all boasting unique characteristics. Some houses were built as early as 1885 and some as late as 2000 – but most were built in the 1940s and '50s. On average, houses are about 1,400 square feet. Prices depend on the size, year built and level of renovations done but can range from $65,000 to $200,000.
“It’s quality housing at an affordable price,” says Will Howson, a broker with United Country Real Estate who also owns rental properties in the area. “They’re not huge or tiny, and that seems to be what people are liking. As home prices have increased people are latching on to this neighborhood.”

Shopping and dining in every direction
Eastside is at the center of shopping options. Residents head east on Gull to grab essentials from Walmart and groceries from Meijer and Aldi. On the neighborhood’s west side, restaurants like Lee's Famous Recipe Chicken and Fish Express line Riverview Drive. Downtown Kalamazoo is just across the Kalamazoo River and can be reached in 5 minutes by car. There, residents enjoy the Kalamazoo Valley Museum and shop at unique vintage stores like The Heritage Company Architectural Salvage & Supply. Some of the city’s most popular diners are also downtown including Hopcat, a Michigan chain known for its fries and extensive beer list.

Kalamazoo Public Schools
Nearby public schools include Northeastern Elementary School, which has a C rating on Niche and serves kindergarten through fifth-grade students. Maple Street Magnet School is a popular next step for sixth through eighth grade. The middle school is about 4 miles west of the neighborhood and has a B rating. Kalamazoo Central High School also has a B rating and is about 7 miles west. The high school was the first public high school in Michigan and is ranked the seventh-best high school in the state.
Northeastern Elementary School is a public school in the Kalamazoo Public School system.

Noise concerns and traffic jams
Eastside is located directly between Ascension Borgess Hospital and Bronson Methodist Hospital. While the hospitals are major employers, and residents find solace in having easy access to both, there’s plenty of noise pollution from emergency vehicles throughout the day. There’s also a railroad track that runs along Michigan and crosses Riverview Drive, which creates more noise for residents who live on either. The train also causes small traffic jams throughout the day.
