Home to several streets full of ranch-style homes, the large green space of Bannister Park, two shopping plazas, and access to Interstate 470, Bannister Acres is well-positioned for commuters who work in the Kansas City metropolis but are looking for a quieter community to settle down. “It’s quiet here and a little out of the way, which people like. But it’s not in the middle of nowhere, not even close,” says Joyce O’Neil, a volunteer at the Blue Ridge Branch public library and a lifelong Kansas City resident.

Hillside ranch homes and unexpected finds
Bannister Acres is a small community with just nine residential blocks. Within these blocks, there are not many sidewalks and yards are small to allow properties to be built close together. Most homes in the neighborhood are ranch-style, including raised ranch houses built to accommodate the area’s hilly terrain. The area also has several split-level properties that were built in the 1970s. Some of the community’s side roads, such as East 96th Street, have multi-floor residences that were also built in the midcentury but have a more vintage look. Unique residences include Tudor-style properties with pitched roofs and wood framing and Colonial Revival-inspired symmetrical farmhouses. Most homes in Bannister Acres cost around $200,000.

“Real World” experience at Ruskin High
The Hickman Mills School District, one of the state's first consolidated school districts, serves Banister Acres families. Schools in the district include Truman Elementary School and Hickman-Mills Middle School, which both score a C-minus on Niche. Ruskin High School earns a C on Niche. The high school’s Real World Program gives students a chance to get hands-on experience in a workplace setting in manufacturing, public safety or performing arts. University of Missouri Kansas City campus is only 10 miles from Bannister Acres for a nearby higher education option.

Interstate 470 creates an easy commute
Bannister Acres is about 15 miles from the center of Kansas City, and the neighborhood’s proximity to Interstate 470 is an asset for residents who work in the city. “It’s a commuter part of town, for sure. People don’t want to pay for Kansas City, but they don’t want to be too far from the office,” O’Neil says. The interstate also connects to Interstates 49 and 435 and U.S. Route 71, providing more connections across the state. There are several Ride KC bus stops along Blue Ridge Boulevard for residents who want to skip the local traffic.

Bannister Park on James A. Reed Road is a spacious patch of preserved woodland with a playground located alongside Truman Elementary School and public workout equipment. While this is Bannister Acres’ only community park, residents do not have to go far for more places to play. Clark-Ketterman Athletic Field on East 107th Street is 2 miles away from Bannister Park and has tennis courts, baseball diamonds and several other athletic fields. Locals can also head 4 miles north to Hillcrest Golf Course on Hillcrest Road. Hillcrest is one of the most popular public golf courses in the city and has previously hosted the Kansas City Open and the Missouri Open.

Reed Road and includes two convenience stores and the Middle Eastern Olive Café, a Mediterranean grill and bakery serving gyro, kabab, and falafel. The larger shopping center is off Blue Ridge Boulevard and includes an Aldi, a Family Dollar, and several fast-food chains. Down the street, Southside Mafia Pizzeria at the intersection of Blue Ridge Boulevard and East 104th Street specializes in gourmet pizza, chicken wings and enormous made-to-order calzones. Bannister Acres is also within 6 miles of two local farmers markets. The 117th Street Farmers Market on 117th Street is open year-round on Saturday mornings, and the Grandview Farmers Market on Byers Road is held every Saturday morning between June and September.
