Stationed just a mile from the Missouri-Kansas border is Boone Hills — a wooded, hilly neighborhood 14 miles south of downtown Kansas City. In proximity to several schools along with a host of shopping and dining options, Boone Hills offers many of the amenities of the city while still boasting quieter suburban living. "You kind of get the best of both worlds where you can get your nightlife in the city and downtown. We have a lot of great local bars and places to go. It's also a great place to raise a family, and it's still very affordable to live here," says local Realtor Stefanie Ward of Keller Williams Kansas City Metro, who has sold close to 200 homes around the Kansas City area. "Within 30 minutes, you've got cows. You can spend your weekend going out downtown or within 30 minutes you can be in the country on the lake on a boat."

Split-level and ranch-style homes dominate the hilly community

Boone Hills' tree-shaded streets boast a large selection of split-level and raised ranch-style homes constructed in the 1950s, though newer Craftsman-style properties are also present. Smaller 1,000-square-foot homes often price between $100,000 and $200,000 while larger properties with four or more bedrooms tend to top out around $400,000. Boone Hills' housing market is relatively competitive with many homes selling within three to five weeks.

Children can attend Boone Elementary School, which earns an overall grade of B-minus from Niche, before advancing to the C-graded Center Middle School. Wornall Road and Bannister Road connects locals to nearby communities

Boone Hills' streets are not lined with sidewalks, so locals are largely car-dependent. However, residents do enjoy solid access to major roadways. Wornall Road on the neighborhood's west side while Bannister Road serves as its southern border. The RideKC bus also comes in handy with stops along Bannister Road and Troost Avenue.
