Common house styles and how much they cost

Chaumiere mostly has ranch-style homes, split-levels and cottages built between the 1940s and ‘60s. “It’s an older area, but it’s pretty affordable for the city, and a lot of the houses have been renovated,” says J R Radtka, a Realtor with ReeceNichols who lives in the Northland. Prices here typically range from the lower $100,000s to the lower $200,000s, depending on the home's size and condition. The median sale price lands around $210,000, which is a little less than Kansas City's median of about $280,000. It’s also lower than what you’ll find in nearby neighborhoods, including River Forest, Chouteau Estates and Cooley Highlands.

Academic programs at Winnetonka High School

Chaumiere is zoned for North Kansas City Schools, which earns an A rating from Niche. “A lot of your property taxes in the Northland go to the school district, and it shows. The schools are excellent,” Radtka says. Kids in the neighborhood can attend Greenway Elementary School and Eastgate 6th Grade Center before moving on to Maple Park Middle School and Winnetonka High School. The high school offers a wide range of academic programs, including:

  • The Early College Academy, which allows upperclassmen to earn college credits or an associate degree before graduation

A greenway, a fishing lake and a community center close to home

When you want to get outside, the paved Chouteau Greenway runs along the neighborhood’s east side, linking a playground with a Native American heritage monument. You can also head to Chaumiere Woods Park to take a walk along its quiet paths or spend some time fishing on the small lake. For indoor recreation, the Kansas City North Community Center has fitness equipment and a gymnasium where people regularly play pickleball and basketball.

Major commercial corridors like Chouteau Trafficway and Antioch Road surround Chaumiere, giving residents easy access to plenty of shopping and dining options. Within about 2 miles of the neighborhood, you’ll find:

I-29 is a direct route to downtown Kansas City, about 7 miles south, and the Kansas City International Airport, roughly 16 miles north. Interstate 35 stretches along the neighborhood’s northern edge and connects with several other major highways. You can also get around by hopping on a RideKC bus, with stops along Chouteau Trafficway.
