You’ll find minimal traditional cottages, split-level houses and ranch-style homes along Chouteau Estates’ winding roads. Because most of these homes were built in the mid-20th century, some of them may need updates. “You might want to give your house a fresh coat of paint and maybe get some new appliances, but they’re already on the more affordable side,” says Pat Grace, a Realtor with United Real Estate who has sold several homes in North Kansas City. Prices here typically range from the mid-$100,000s to the upper $200,000s, depending on the home’s size and condition. The median sale price is around $240,000, which is a little less than Kansas City’s median of about $280,000.

Chouteau Estates is zoned for North Kansas City Public Schools. Kids in the neighborhood can attend Chouteau Elementary School and Northgate Middle School, which both receive B grades from Niche, before moving on to North Kansas City High School, which earns an A-minus. The high school has the district’s only International Baccalaureate Programme, which includes career-related classes in fields like engineering, biomedical science and culinary arts.
