Over a century of refined living in leafy neighborhood
Countryside is an elegant residential neighborhood that was part of the original "Country Club District" developer J.C. Nichols, designed in 1917 for the city's elite. These graceful neighborhoods and the nearby Country Club Plaza shopping district are vestiges of Nichols' vision of exclusivity. In recognition of the racial discrimination inherent in those exclusionary practices, the city removed Nichols' name from several public spaces around the Plaza in the early 2020s. Today, Countryside remains a highly sought-after neighborhood, with beautiful landscaping and homes and CAP Index crime scores below the national average.

Stately homes grace tree-lined streets
Countryside isn't a big teardown neighborhood. Homes have held up beautifully, and homeowners tend to work with what they have. "Most properties in Countryside are original constructions from the 1900s through the 1920s that reflect J.C. Nichols' original vision. He wanted an architectural theme to tie it all together, so it stood out from other developments," says Elizabeth Rosin, CEO of Rosin Preservation, which focuses on historic preservation in Kansas City. Upscale Tudors, Colonial Revival, Dutch colonials and Craftsman homes made with natural materials like stone, brick, wood and stucco line the historic streets. Homes feature sprawling front yards with staircases, sloping driveways, and expansive backyards with prominent patios and porches. Countryside's oak tree-lined streets include narrow sidewalks bordered by neighborhood gardens. Many homes here sell for between $500,000 and $1.4 million. A 3- to 4-bedroom home can cost between $500,000 and $700,000, while 4- to 6-bedroom estates, some with carriage houses, can cost over $1 million.

Harry Wiggins Trolley Track Trail footsteps away
The long, narrow, vertical Countryside Park runs along the left side of Brookside Boulevard at the neighborhood's east side. The Harry Wiggins Trolley Track Trail runs north and south through the park. Areas near the trail and along W. 52nd Street in the northwest corner are more prone to flooding than other parts of the neighborhood. From top to bottom, Countryside runs alongside the eastern edge of Jacob L. Loose Park, one of Kansas City's largest outdoor areas. This 75-acre park, once the site of a Civil War battle, is now a popular community gathering place with a rose garden, a lake and a spray park. True to J.C. Nichols' original vision of a country club district, Countryside is near invitation-only private country clubs, including the Carriage Club, the Kansas City Country Club and Mission Hills Country Club.

Close to shopping and dining at Country Club Plaza and Crestwood
The elegant Country Club Plaza, with over 70 shops and restaurants, is only a mile to the north. "There is something that is so intrinsically Kansas City about the Plaza," Rosin says. The Plaza is known for its Spanish architecture and hand-painted tilework, illuminated fountains and fun mix of shops and restaurants. The walkable Crestwood shopping district offers more shopping and dining options, including Bacaro Primo for Italian food and Aixois for French cuisine. Groceries are within walking distance in Brookside at Whole Foods or at the Brookside Farmers Market on Wornall Road, open on select Saturdays.
Countryside is just a short distance away from the Country Club Plaza.

A-plus-rated Pembroke Hill and St. Teresa's Academy within half a mile
Neighborhood public schools include Hale Cook Elementary School, which earns a C-plus from Niche, D-plus-rated Central Middle School and C-minus-rated Southeast High School. A-plus-rated private schools Pembroke Hill and St. Teresa's Academy are within walking distance. Niche names Pembroke Hill the No. 1 private high school in the metro area and St. Teresa's the state's best all-girls high school.
Pembrooke Hill is one of the best schools in the area.

K.C. Streetcar will include a stop within walking distance in 2025
Ward Parkway, which borders the neighborhood, turns into U.S. Highway 56, which connects to U.S. Highways 71 and 169. The RideKC public transit system has several bus stops within walking distance. In 2025, the Kansas City Streetcar will have a stop on Brookside Boulevard, where riders can catch a free trolley to and from downtown.
There are plenty of bus stops in the Countryside neighborhood.

Holidays in Crestwood event next door kicks off holiday season
In December, the three-day Holidays in Crestwood event features live music, caroling, and a gingerbread house decorating contest among merchants. The event culminates in an auction whose proceeds go to a local child protection charity.
