Crestwood is a leafy suburban enclave between two of Kansas City’s most beloved retail districts.
Located less than two miles from the Country Club Plaza to the north and Brookside to the south, Crestwood is ideally situated for maximum walkability and convenience. Crestwood Shops has delighted locals with charming boutiques and eateries for over a century.
Homes comprise less than 20% of Crestwood’s area. Most of its space is devoted to offices and portions of the University of Missouri Kansas City (UMKC) campus. Locals can walk to UMKC’s top-notch cultural offerings at the Linda Hall Library and performing arts venues such as the White Recital Hall and the Spencer Theater, home to the renowned KC Rep Theatre.

Crestwood is a tucked-away residential nook with large, multi-story homes. Stately Spanish-style, Craftsman, Colonial and Dutch Colonial homes sit on generous, well-maintained lawns. Crestwood remains insulated and quiet thanks to its location away from major thoroughfares.
“It’s like your own self-contained neighborhood. It’s private with many one-way streets,” says Laura Miller, a realtor with Reece Nichols-Leawood, who’s been selling homes in the area for four years.
Home prices range from the upper $500,000 to the upper $800,000. Rarely, a 3-bedroom bungalow could sell for as low as the mid-$200,000s.
The median price is $600,000, and homes sell in 17 days, compared to the average in the U.S., which is 42 days.
When people move to Crestwood they tend to stay, Miller says.
“You don’t see a ton of turnover. If I go back for six months, I might see two houses turn over, and after a year, maybe ten,” she says.

Crestwood Shops is the place to shop and socialize in the neighborhood. On sunny days, locals gather around patio tables at Aixois French Bistro for breakfast, lunch and dinner. A popular spot for date night is the Bacaro Primo Italian Restaurant.
“The buffalo mozzarella is killer,” Miller says.
Grocery shopping is a snap with Whole Foods, which is half a mile away. Locals can also stop at Billie’s Grocery for grab-and-go selections and heavenly baked goods.

In December, the 3-day Holidays in Crestwood event features live music, caroling, and a gingerbread house decorating contest among merchants, culminating in an auction whose proceeds go to a local child protection charity.
