Davidson is a quiet North Kansas City neighborhood with wide roads lined by midcentury homes and mature oak trees. There aren’t sidewalks everywhere, but traffic tends to stay slow enough for kids to walk to the namesake elementary school and all the local parks. Just outside these residential streets, you’ll find two commercial corridors packed with big-box stores, fast-food chains and locally owned restaurants. Easy access to Interstate 29 adds to this convenience, making it simple to reach major job centers across Kansas City.

Davidson’s housing stock mostly includes ranch styles and split-levels on spacious lots with fenced-in backyards. A lot of these houses have been well-maintained over the years, but they’re also starting to draw more attention from investors. “It’s not a hidden gem anymore; it’s the opposite, actually,” says Wes Graves, a Realtor with Re/Max Elite who lives in North Kansas City. “I sell a lot of houses off-market before they’re even listed.” The median sale price here is around $250,000, which is a little lower than Kansas City’s median of $280,000. Prices typically range from the mid-$100,000s to the upper $200,000s, depending on the home’s size and condition.

Public schools serving Davidson

Davidson is zoned for North Kansas City Public Schools. Kids can go to highly rated options like Davidson Elementary School, Northgate Middle School and North Kansas City High School, which has the only International Baccalaureate Programme in the Northland. The Midwestern Baptist Theological Seminary sits on the neighborhood’s west side, and several Catholic schools are less than 2 miles away in neighborhoods like Gladstone and Crestview.

Davidson is bordered by North Oak Trafficway and North Antioch Road, which are both major commercial corridors. Between the two of them, you’re just minutes from:

Getting to downtown Kansas City and the airport

I-29 is just south of Davidson and connects with other highways to reach downtown Kansas City, about 8 miles south. The drive typically takes anywhere from 10 to 30 minutes, depending on traffic. I-29 also provides a direct route to the Kansas City International Airport, about 15 miles north. RideKC buses provide another way to get around, with stops lining North Oak Trafficway and North Antioch Road.
