The Blue River runs right though the heart of the Neighborhood.
Established neighborhood with an industrial past
Situated along the banks of the Blue River, the Blue Valley area has a rich industrial history dating back to the early 1900s. Today, the community is largely deindustrialized, and East Blue Valley is a residential enclave with active community centers and local businesses. “When the industries closed, a lot of families moved to the suburbs. Over the last ten years, more families have moved to the area, and it’s been evolving,” says Charlie Gascich, Executive Director of the Whatsoever Community Center. The neighborhood is about 6 miles east of Downtown Kansas City, and nearby Interstate 435 provides convenient commutes around the Kansas City metropolitan area.
Traditional bungalows and ranch-style homes
Once an industrial neighborhood, East Blue Valley is now a residential community with a variety of single-family homes on sidewalk-lined streets. Most homes were built around the early 1900s and sit on hillsides, with staircases leading to their front stoops. Charming bungalows feature spacious front porches and painted exteriors ranging from calm neutrals to explosive, bright hues. Homebuyers will also find raised ranches with attached garages. Prices range from around $90,000 for a home needing repair to $155,000 for a renovated, three-bedroom ranch-style home. East Blue Valley has a CAP Index Score of 7 out of 10, compared to the national average of 4. The Blue Valley Neighborhood Association works to combat crime in the community with block captains who monitor the neighborhood and report any disturbances.

Along East Blue Valley’s northern border, the Whatsoever Community Center offers similar youth programming and community services such as GED classes, career services and more. “We’ve been around since 1915 and have a preschool program, after-school program and an amateur boxing league,” Gascich says. “We’re just here to help in any way we can. What we deal with, the families are pretty close-knit.”
