Ivanhoe neighbors are changing the narrative
Community members are responsible for a recent shift in Ivanhoe Southwest’s reputation. In the 1990s, crime dominated the narrative of the neighborhood. Today, it's known as a highly engaged community dedicated to livability and local advocacy. Organizers with the Ivanhoe Neighborhood Council connect people and resources, hosting regular meetings, creative classes and events like farmers markets and educational workshops.
Buyers here are attracted to the area’s relative affordability close to midtown Kansas City. “It’s a lower-priced area for how close it is to the Plaza and Westport,” says Kevin Sieker, a Realtor with ReeceNichols who has lived in Kansas City since 2006. “That’s the biggest selling point here.” Residents of this hilly, residential strip have beloved parks, state-of-the-art museums and premier shopping and dining within a 2-mile radius. Downtown Kansas City is less than a 5-mile drive on Highway 71, which borders Ivanhoe Southwest.

Harvest Days at the Ivanhoe Community Garden
Ivanhoe Southwest is part of the greater Ivanhoe area, a place where community members devise creative solutions to local challenges. In 2011, locals opened a community garden at the Ivanhoe Neighborhood Council. “Ivanhoe is considered to be in a food desert, and a lot of people face food insecurity in our neighborhood,” says Rosie Warren, the garden manager. She launched an annual program called Harvest Days, where residents can pick up free fresh produce each week between May and October. “So many people came back every week, telling me things they were cooking, people were just feeling better and healthier,” Warren says. “The garden, I would say it means a lot to the community. It’s a safe space, and a lot of people rely on it."

Recent investment in Ivanhoe parks
Ivanhoe Southwest is surrounded by parkland, including Gillham and Hyde Parks to the west and Ivanhoe Park to the east. In 2018, longtime resident Chris Harris opened a park in his name here, which features an award-winning golf course, basketball and volleyball courts and an indoor theatre added in 2023. Park programming, which including sports camps and cultural events, focuses on youth empowerment and exposure to active play and the arts.
Locals are also close to Martin Luther King Jr. Park, which sits to the south of the neighborhood along Brush Creek. In 2021, the park’s Mahomies Playground opened with a rope bridge, climbing nets and a merry-go-round. Kansas City Chiefs quarterback Patrick Mahomes and his foundation donated $1 million to the project.
Renowned institutions such as the Nelson-Atkins Museum of Art are a mile and a half away.
Greater affordability within midtown
The neighborhood features historic homes from the 1910s, and buyers can choose to invest in a fixer-upper or purchase a recently remodeled build. “A lot of these houses have been renovated because they are cheaper and older,” Sieker says. “A few newer builds are also taking up previously empty lots.” American Foursquares are common here, as are Craftsman bungalows. Homes in need of upgrades can start around $130,000, while completely renovated builds can climb up to $250,000. Three-bedrooms with updated interiors typically fall between $160,000 and $190,000.

From barbecue to bourbon lattes
Residents have select local and chain eateries along nearby Troost Avenue and Emanuel Cleaver II Boulevard. For some, mornings start in the airy atmosphere of Oddly Correct Coffee Bar, best known for their bourbon vanilla lattes and sustainable practices. For a hearty meal, residents order the burnt edge sandwich at Gates Bar-B-Q, a local chain with a nearby location along Brush Creek. Aldi is the closest grocery store, a few blocks past Highway 71.
Part of the draw of Ivanhoe Southwest is its proximity to Country Club Plaza, a Kansas City hub for shopping and dining set among fountains and European sculptures. Residents are just over a 2-mile drive away.
Central High students earn college credits
Neighborhood kids can start at Martin Luther King Jr. Elementary, which gets a C-minus from Niche, then head to Central Middle, which has a D-plus. Central High School is less than 3 miles from the neighborhood and earns a C-minus. Students there can earn an associate degree in conjunction with their high school education through the school’s Early College Academy, then continue on to University of Missouri-Kansas City less than 2 miles away.
