Family-friendly neighborhood with lots of affordable leisure activities
Jefferson Highlands is a small, family-friendly neighborhood in north Kansas City that is convenient for affordable shopping, dining, and entertainment options. The neighborhood boundaries include major thoroughfares like N.W. Barry Road and U.S. Route 169 provide a straight shot to downtown Kansas City 13 miles south. It’s only 10 miles from the new Kansas City International Airport.
Unlike many Northland subdivisions, it doesn’t have a pool or community center. However, it’s close to multiple sports and entertainment venues.
This is a neighborhood of starter homes, JR Radtka says. Radtka is a Realtor with Reece Nichols, who’s been selling homes in the area for 25 years.
“There are probably about 80 to 100 ranch-style homes on large lots in a convenient location close to Barry Road. A lot of those are starter homes, selling for around $250,000 to $275,000,” he says.

Homes sell four times as fast as national average
Many homes have been here since the 1980s and feature architectural styles such as ranch- and raised ranch-style and split-levels. Many have two-car garages.
Homes here are smaller, but the yards are larger than those in a newer neighborhood.
“Land was cheaper when these homes were built, and developers didn’t try to squeeze in as many houses as possible on lots,” Radtka says.
“A 2- to 3-bedroom home would be around 1,500 square feet, while the same house would be more like 2,500 square feet in a newer neighborhood like The Coves,” he says.
Homes sell nearly four times faster than the national average, at a median price of $260,509. Prices range from $165,000 to $275,000 for a small 3-bedroom house.
Gateway 6th Grade Center is one of two 6th grade centers in the district.
Niche names North Kansas City School District No. 2 in Clay County
Students can attend Clardy Elementary School, which earns a B-plus grade from Niche. For 6th grade, they can attend the A-rated Gateway 6th Grade Center and move on to Antioch Middle School, which earns a B-plus. High schoolers can attend B-plus-rated Oak Park High School, which allows students to concentrate their studies in human services, business, technology and design or health.
U.S. 169 provides easy access to Interstate 435
Most people drive to get around, and commuting is easy since the neighborhood is flanked by major highways like U.S. 169, which connects to Interstate 435 in 7 miles. For those who prefer public transit, the RideKC buses have stops along major roads like N. Oak Parkway and Barry Road. Bike lanes are also available along N. Main Street and N. Oak Trafficway.
The new Kansas City International Airport is just 10 miles away.

"Gladstone in the Park" brings outdoor theater to the neighborhood
Jefferson Highlands is flanked by two large parks at its southern end in Gladstone. Hobby Hill Park has a playground and picnic pavilions at the west end and Oak Grove Park, which includes a sand volleyball court, playground and walking trail, sits on the east end. Residents gather here for their annual 4th of July fireworks show and outdoor theater productions at “Gladstone in the Park” at the park’s Gladstone Amphitheater.

Grocery shopping is nearby at Price Chopper and Hy-Vee in the N.E. Barry Road corridor, alongside big-box stores such as Target and Kohls.
