The neighborhood’s three-bedroom builds start around $250,000 and typically top out around $450,000. “If you grew up in KC, your perspective is, ‘Wow, it’s so expensive now,’” Galbrecht says. “I would say we’re still more affordable than a lot of places, especially for what is offered here.” Lea Manor is also home to the Kingswood Senior Living Community and some apartments close to Indian Creek.

Students are zoned for Indian Creek Elementary, which has a C from Niche, and Center Middle, which also has a C. A history of flooding near Watts Mill Plaza
Homes near Ward Parkway, 101st Street and Indian Creek are at an elevated flood risk. The last major flooding event in the area was in 2017, when businesses in the shopping center were shuttered due to dangerous flood waters. The community rallied around affected businesses like the Tavern, which hosted a “Flood Party” on the one-year anniversary of the event to thank locals for their sustained support.
