Industrial Kansas City neighborhood with growth potential
Legacy East may be a relatively unknown neighborhood, but that could soon change. Located 11 miles south of downtown Kansas City, it's a largely industrial area with a sprinkling of apartments, single-family homes and duplexes, some dating back to the '20s and '30s. It may soon receive a boost from the growth of surrounding areas. "I think as Waldo continues to improve, people will start to look at Marlborough Heights and Legacy East will follow," says Johnathan Trimble, a Realtor with Executive Asset Realty. The median home sale price experienced a year-over-year increase of 26% over the last 12 months. "I sold a large, beautiful home for about $215,000, and I wouldn't be shocked if that home is worth $300,000 to $350,000 in 10 years," Trimble says.

Most of Legacy East's homes are spread out on the neighborhood's west side. Bungalows are common here, with varying shapes, although many have front porches with enough room for a small table and chairs. Flora, Wayne and Highland Avenues have homogenous duplexes in an L-shaped ranch-style layout with covered front entryways. Many residents park either on narrow driveways or on the street. On Highland Ave, dense tree cover shades some homes. Early 20th-century bungalows may cost between $120,000 and $185,000. Midcentury ranches may go for around $200,000.

Parks and ice cream on the Trolley Trail
Legacy East offers fresh air and connectivity to interesting Kansas City stopping points. The Harry Wiggins Trolley Track Trail finds its southernmost point in the neighborhood. A former streetcar line, today it's a 6-mile crushed limestone and asphalt path leading to some of the city's notable areas. A 2-mile hike on the trail leads to the 20-acre South Oak Park, with a big sandy playground and wide open fields. Further north, Betty Rae's Ice Cream is a refreshing pit stop in Waldo.

Center School District provides a K-12 education
As part of the Center School District, Legacy East kids may start their K-12 journey at Indian Creek Elementary, which earns a C from Niche. As they progress, kids can attend Center Middle, which earns a C, and Center High, which earns a C-plus. The Center High Yellowjacket Rocketry Team went to Nationals in 2023. Students can choose between 14 sports teams and 25 clubs.

The daily essentials are a short distance outside of Legacy East. About 2 miles away, Ward Parkway Center offers groceries and other supplies at Target and Trader Joe's. B.B.'s Lawnside BBQ is a longtime player in the Kansas City barbecue scene. It still serves pulled pork sandwiches and spare ribs with live blues music. Nearby Waldo has a few well-known restaurants, like Max's, offering juicy burgers and classic gyros.

When the leaves die, Waldo comes to life at the annual Waldo Fall Festival, a tradition that has been going on for over thirty years with local vendors and live entertainment in September. Legacy East is a well-connected neighborhood with major highways, pedestrian pathways and public transportation. Just east of the neighborhood, U.S. Highway 71 is a convenient route to downtown Kansas City. Locals can walk or bike northward on the Harry Wiggins Trolley Track Trail. Low overall crime, higher violent crime scores
Legacy East has an overall CAP Index crime score of five out of 10, compared to the national average of four out of 10. The neighborhood receives higher scores for violent crimes. In 2023, Kansas City saw the highest recorded levels of homicides for a single year. In 2024, the Kansas City Police Department unveiled a Crime Plan aimed at reducing and preventing crime while building public trust.
