The Lyknis neighborhood is only a few minute drive from Downtown Kansas City.
Part of Kansas City's Historic Northeast and just 2 miles east of downtown KC, the Lykins neighborhood is grounded in history while looking to the future—many homes and commercial buildings in Lykins date to Kansas City's founding in the late 19th century. The area itself was named for a civic leader of the old Town of Kansas. With a significant residential development project in the works and participation with the Mixed-Income Neighborhood Trusts, Lykins is focused on maintaining and bettering the neighborhood for its residents. "Lykins has been working hard to gain momentum for housing rehab," says Christina Hoxie of the Lykins Housing and Development Committee. "And it has, so much momentum that Eco Abet – a non-profit organization that rallies the Kansas City design community – is working with the neighborhood. Eco Abet had taken on some of the toughest redevelopment in the city."
Homes
Lykins features an eclectic mix of Victorian-style homes and refurbished four-square Craftsman properties, sporting bright pastel exteriors and concrete steps leading up to the front lawns on particularly hilly streets. Small bungalows built in the early 20th century share streets with brick Colonial Revivals that have been converted into duplexes. Residences range from 900 to 3,000 square feet and are set along tree-shaded avenues. Homes less than 1,000 square feet that need significant renovations sell for as low as $80,000, while larger properties that have been well-maintained or restored sell between $180,000 and $230,000. In recent years, the neighborhood has started the Lykins Focused Development project. Working with redevelopment groups, Lykins and its partners have renovated more than 100 properties in the community. "They're really focusing on Lykins Square and the blocks around Lykins Square. Community leaders are right alongside us to help guide us," Hoxie says.
