Marlborough Heights/Pride in southeast Kansas City, Missouri started out as a lively, bustling neighborhood anchored by the old streetcar stop connecting it to downtown K.C. Local residents and the Marlborough Community Coalition are working hard to restore the neighborhood’s vitality. Many residents have been here for decades or have bought homes to renovate, Sally Burns, a Realtor with RE/MAX, says. The Marlborough Community Coalition actively pursues funding and activities that foster a healthy, sustainable, vibrant community.
Burns lives in the neighborhood and has been selling homes there for five years.
“A lot of older folks been here forever and in the past five years, many first-time home buyers have bought homes here to renovate,” Burns says.
Around 60% of residents rent their homes in this residential neighborhood just east of Waldo. Most homes were built in the 1910s and 1920s, lending the neighborhood charm and architectural quality. New homes are also available. Most residents are either retired or work in retail, healthcare, manufacturing and hospitality.

U.S. Route 71 provides straight shot into downtown K.C. and beyond
Marlborough Heights/Pride is conveniently located one mile from U.S. Route 71, which goes straight into downtown Kansas City. From there, drivers can connect to several Interstates, including I-70, I-670, I-35 and I-29.
Residents can also get around using the KCRide bus system which includes several stops along Troost Avenue, The Paseo and Prospect Avenue. Cyclists can ride on a north/south bike lane right in the center of the neighborhood on The Paseo.

Residents exercise in its workout room and play basketball on the indoor court which is also used for parties, recitals and drill team practice. The King of the Court program teaches kids dribbling, shooting and passing skills every Tuesday.
The neighborhood is home to two namesake parks for outdoor recreation: the Marlborough Green Space and Marlborough Park. Volunteers meet at the park every third Saturday to remove invasive plants from the heavily forested park.

The neighborhood features many stone brick homes, many with large yards, a front porch and a one-car garage. Common styles include Craftsman with front-gabled roofs and bungalows with brick, stone or siding. The neighborhood also includes several raised and single-story ranch-styles.
“The neighborhood has really beautiful homes with a wide variety of styles. Neighbors are meticulous about taking care of their property,” Burns says.
Prices range from $40,000 for a complete fixer-upper bungalow to the low $200,000s for a new 3-bedroom ranch-style home. The median home price is $113,000.
Like many other neighborhoods, Marlborough Heights/Pride suffered economic hardship during the 2008 housing crisis. Speculative investors bought many homes cheaply, leaving many of them vacant to this day.
However, residents are quick to speak up about concerning issues.
“Neighbors are ON it. If there’s a vacant home, they’re calling 311. If my garage door is open for more than ten minutes I’ll get calls and texts from my neighbors. I can’t speak highly enough about the community support in this neighborhood,” she says.

Nearby charter school teaches all classes in French
Children can attend Center Elementary School and Center Middle School, both of which receive a C grade from Niche. They can move on to the C-plus-rated Center High School. Charter school options students can apply to include the Academie Lafayette, whose Oak Street campus is less than 3 miles away. All Academie classes are taught in French.
Community clean-up days and a youth arts festival bring neighbors together
The Coalition leads neighborhood Clean-Up Day events every spring and fall and mobilizes community gardening efforts. The Marlborough Youth Arts Festival showcases the work of young neighborhood artists.

Crime is a concern in the neighborhood. Its CAP Index crime score is 6, compared to the U.S. average of 4, but some violent crimes have a higher score.
Burns recognizes these concerns but says she feels safer here than she did living in midtown largely because of the neighborhood’s strong community bonds.
Another possible concern is the higher risk of flooding in certain parts of the neighborhood, such as between Wayne Ave. and The Paseo and around the Marlborough Park Area.
