Morningside is a residential neighborhood 5 miles from downtown Kansas City that is within walking distance of the city’s first suburban shopping center, the Brookside Shops. Kansas City developer J.C. Nichols designed Brookside in 1919 as a hub around which he built several elegant neighborhoods, including Morningside. “Brookside was and is a service center that supports surrounding neighborhoods. To this day, Brookside Shops is the anchor that holds the property values up in all these neighborhoods,” says Sean Ackerman, head of the Brookside Business Association. The centralized location of amenities has created a longstanding, close-knit, welcoming community with stately homes, nearby parks and some of the city’s best private schools. “It’s a little pocket right outside of Brookside. It’s a neighborhood that continues to flow year over year. It is truly a gem,” Laura Miller, a Realtor with ReeceNichols, says. Morningside’s overall CAP Index Crime Score is 2 out of 10, lower than the national average of 4.

Wide streets, ample lots and elegant homes grace neighborhood
“The homes feel very stately and very well cared for. Some have carriage houses and pools in back,” Miller says.
Morningside’s homes sit close together along neighborhood ultra-wide residential streets. “You can comfortably park on both sides of the street, and two-way traffic can still move easily. It feels like a boulevard without the traffic of a boulevard,” says Katherine Lee, a Realtor with The Bash Company. Lee says the streets are much appreciated during Halloween when trick-or-treaters take to them in pursuit of candy.
Most houses are a century old and, by design, varied. They feature architectural styles which include Colonial Revival, Tudor and Craftsman designs. Homes closer to 59th Street tend to be a bit larger. A one-bedroom to three-bedroom condo at Meyer West Condominium can sell for between $180,000 to $240,000. Single-family home prices range from $320,000 for a rare bungalow to $1 million for an equally rare, sprawling estate with a median list price of $475,000. Homes here sell nearly twice as fast as the national average.

Niche names nearby private St. Teresa’s Academy state’s third-best all-girls high school
The Kansas City Public Schools (KCPS) neighborhood schools for Morningside include Hale Cook Elementary, which Niche ranks the No. 2 standout elementary school of 40 in the Kansas City area and gives it a B grade. Central Middle School and Southeast High School complete the public-school pipeline, each earning a C-minus from Niche. Students can apply to the walkable, B-minus-rated Border Star Montessori, one of KCPS’s magnet schools. Morningside is just 2 miles from the private, A-plus-rated Pembroke Hill School, which Niche names the best Kansas City area high school for STEM. Niche names the A-rated private Catholic St. Teresa’s Academy a mile away the third-best all-girls high school in the state.
Hale Cook Elementary has students in grades pre-k through sixth.
Southeast High School is a local public high school.

In heavy snow, brave sledders head to Brookside Park
The 5-acre Brookside Park includes a ball diamond, pickle ball courts, a playground, and rentable beach volleyball courts. Locals swarm there when it snows, and the bravest fly down one legendary hill. But Laurie Ingram, Realtor with Weichert, advises the uninitiated not to try it in a light snowfall.
“Only go down that hill if there’s at least a foot of snow because there’s a lot of rock there,” Ingram says.
Half a mile away, the Harry Wiggins Trolley Track Trail, built on the old streetcar line, runs through Morningside. It provides a 6-mile path that’s lighted in some sections. When the weather is nice, the trail is packed with walkers and cyclists. Morningside is also about a mile from Loose Park, Kansas City’s third-largest park, which includes a rose garden, a Japanese garden, tennis courts, a lake and picnic areas.

Brookside shops home away from home for Morningside residents
Morningside’s lifestyle is intermingled with that of the walkable Brookside Shops.
“Kids grow up in Brookside shops. They take their first dates there. It’s like a small town in the middle of the city,” Ackerman says. It’s rare to find a walkable neighborhood that provides actual one-stop shopping that’s truly walkable, he says. “You can walk to get coffee, groceries, gifts or a haircut. You’re not gonna find the ability to multi-task on foot like that in other neighborhoods. It’s really more of a lifestyle,” he says.
Eclectic eateries include Charlie Hoopers Bar & Grill, which offers more than 140 varieties of beer and Heirloom Bakery & Hearth, which serves scratch-baked goods, including homemade jumbo-sized Pop-Tarts. “What stands out to me about this community is its diversity and friendliness. There’s a diversity of both income and ethnicity. People are very friendly and welcoming,” Cole Mowry, co-manager of Brookside’s Bella Napoli Italian market and restaurant, says.
The Barkery, a high-end pet supply and grooming shop, and J’Adore, a carefully curated antique shop, are two of the many stores that attract a loyal following. Grocery shopping in Brookside can be done at Cosentino’s Market and Cosentino’s Price Chopper.

RideKC stops along Wornall Road and Brookside Boulevard
It’s easy to get around town from Morningside whether driving or using public transportation. Drivers can take 63rd Street to U.S. Highway 71 north to downtown or south to Interstate 435, which can take them anywhere in the metro area. Wornall Road, 63rd Street and Brookside Boulevard provide easy access to other parts of the city. RideKC, which is free to ride, has bus stops along Wornall Road and Brookside Boulevard. Kansas City’s new international airport is 26 miles away. The closest hospital is Saint Luke’s around 3 miles away.

Brookside Art Annual attracts over 70,000 visitors per year
The Brookside St.Patrick’s Day Warm-Up Parade and the Art Annual both provide time-honored occasions for friends and family to reunite. The Warm-Up Parade, which takes place the Saturday before St. Patrick’s Day, offers Brookside area residents a chance to celebrate on a more intimate level with around 15,000 participants compared to the city’s main St. Patrick’s Day parade, which attracts 300,000.
