A diverse Historic Northeast neighborhood
North Indian Mound has historic homes, access to parks and a highly engaged community just 5 miles from downtown Kansas City. “It’s one of the only places where it actually feels like a neighborhood because everybody has front porches. In the summertime, everybody is sitting on their front porch,” says Nick Pickrell, real estate agent with The Standard Team of Local Agent LLC. Pickrell spent several years living in the Historic Northeast himself. “If your desire is to be in an area where you’re going to be next to folks from lots of different backgrounds, it’s a really cool neighborhood for that, too.” North Indian Mound’s diversity is evident in its mix of restaurants, markets and houses of worship.
Relative affordability for historic Indian Mound homes
As a historic pocket of Kansas City, North Indian Mound has homes dating back to the 1890s through the 1950s. Accordingly, buyers will find an eclectic mix of bungalows, Foursquares, Kansas City Shirtwaist homes and ranch-style builds tightly packed on sidewalk-lined streets. “They’re all old, cool-looking homes with a lot of character in them,” Pickrell says. “In Indian Mound, there are about one billion bungalows.” The neighborhood attracts people looking for affordability and the opportunity to fix up an older property. Prices typically range between $75,000 and $250,000, though updated homes with four- or five-bedrooms can climb up to $350,000. Investors here have the option of renting out their properties and, as a result, nearly half of the people who live here are renters. “It’s one of the more affordable neighborhoods in town, but you’re so close to downtown, you’re so close to the new KC Current stadium,” Pickerell says. “Most of my transactions in that neighborhood specifically have been for first-time homebuyers.”
Serene lookouts at Indian Mound Park
Homes are bordered by a stretch of trails and parkland to the north and northwest, including nearby Cliff Drive Scenic Byway popular with hikers, cyclists and rock climbers. “The northern edge is what makes it a neighborhood and not industrial, because you’re on a bluff,” Pickerell says. “If you drive north of the neighborhood it drops steeply down — it’s a big drop — and down there is where all the industry is.”
North Indian Mound’s namesake park sits in the northeast corner of the neighborhood. The titular mound is believed to have been constructed about 1,000 years ago for ceremonial reasons. While similar constructions across the Midwest have been preserved, locals use this site passively, picnicking on the grass or viewing the city at night from the park’s overlook. Mountain bikers particularly enjoy the connecting Indian Mound Trail for a forested respite from urban surroundings.
Kids and adult baseball leagues play against an industrial background at Northeast Athletic Fields Park. In the summer, the outdoor pool at Budd Park explodes with splashes and laughter. The park also hosts a playground, basketball courts and a paved walking loop popular with dog owners.
An active neighborhood association plans events
The Indian Mound Neighborhood Association is highly active, hosting frequent neighborhood clean-ups, community meetings and fun events like the annual Pumpkin Patch at Indian Mound Park, where families can walk away with a free pumpkin.
Casual dining on St. John Avenue
St. John Avenue is lined with casual Mexican restaurants and markets, including the window-service Tacos El Guero. Hungry locals typically have time to mull over their choices, as long lines are common at this cash-only establishment. Dinners at home can be sourced from Carniceria El Torito, Guerrero Market or Afghan Market down the street, each small, specialty grocers stocking Mexican goods, takeout pizzas and Afghan food, respectively. For bigger grocery runs, Cosentino’s Price Chopper and Aldi are within 2 miles of the neighborhood.
North Indian Mound is home to Super Flea, an enormous and beloved flea market that hosts eclectic vendors on Saturdays and Sundays. Though currently closed for renovations, Super Flea is expected to re-open in summer 2024.
Downtown Kansas City is a 5-mile drive
Most people rely on cars to get around, though Ride KC buses stop along St. John Avenue within the neighborhood. Entrances to Interstates 35, 435 and 70, as well as downtown jobs and attractions are less than 5 miles away.
Prepping for college at Northeast High
Younger children are split between Gladstone Elementary to the west and James Elementary to the east. Both schools are within walking distance of neighborhood homes and earn a C-minus from Niche. Northeast Middle School also has a C-minus, and Northeast High gets a C. Teens have ample opportunities for college preparation, as the high school provides dual enrollment courses, year-round ACT classes and university tours.
