Oldham Farms is an affordable suburb on the cusp of South Kansas City. Here, undeveloped forest gives way to grid-like streets of ranch-style homes from the 1950s. People here enjoy proximity to Swope Park — the Kansas City parks department's self-proclaimed “crown jewel” — as well as convenient shopping and local and chain restaurants. Employment and entertainment in Overland Park or downtown Kansas City are within a 12-mile drive. Still, prices are a main selling point, as homes are generally below the Kansas City median.
Oldham Farms' ranch-style homes
Affordability is a draw here, as homes typically range between $75,000 and $250,000. “You really get a lot for your money,” says Pat Grace, a Realtor with United Real Estate Kanas City who has more than 20 years of experience. “The price points are lower, so it’s great for first-time homebuyers.” The neighborhood is mostly composed of three-bedroom ranch-style homes from the 1950s, and price is dependent on upgrades made to the property. Buyers can expect to put a bit of elbow grease into the area’s least expensive homes.
Kids play at James A. Reed Park
James A. Reed Park is the closest recreational space, with a playground, walking path and a sign interpreting the alphabet in American Sign Language. Though nearby Hillcrest Golf Course is under construction, Heart of America Golf Course is open to the public. Residents are also within a few miles of Swope Park, a Kansas City destination with its own golf course, mixed-use nature trails, soccer fields and community gardens. The park also hosts Starlight outdoor amphitheater and the Kansas City Zoo. Oldham Farms is also within reach of the Blue Ridge Branch of Mid-Continent Public Library, a busy community space offering weekly story times, history talks, English classes and book clubs.
Eclectic dining options along Blue Ridge Boulevard
Chain and local restaurants line Blue Ridge Boulevard, including Luna’s Chicken N Seafood, a beloved regional chain known for fried shrimp, catfish and wings. Next door, New China is a popular takeout and delivery spot for Chinese staples. The Save A Lot across the street is Oldham Farms’ closest grocery store, though residents can find a Hy-Vee, Walmart and a plethora of other dining options along the Blue Parkway 3.5 miles away.
South High students get ahead on college credits
Most students here are zoned for Raytown schools, attending Spring Valley Elementary then South Middle School. Both receive a C-rating from Niche. Teens at C-plus-rated South High can participate in the district’s Dual Credit program, which offers college courses to students on their high school campus.
Ethnic Enrichment Festival celebrates KC's diversity
Each August, Kansas City celebrates its multicultural population at the Ethnic Enrichment Festival at Swope Park. Oldham Park residents don’t have to travel far to enjoy the live performances and diverse food vendors of the weekend-long event.
I-435 borders the neighborhood
Most residents here drive, though there are several Ride KC bus stops lining 87th Street. Interstate 435 borders the neighborhood, and Highway 71 is easily accessible. “It’s an easy trip to Overland Park, and you’re already in Kansas City, so downtown KC is easy, too,” Grace says. “You can work in either place and get home quickly.” Overland Park is about a 10-mile drive, while downtown Kansas City is 12 miles northwest.
Average crime, some potential for flooding
Oldham Farms has a crime score of 4 out of 10 on the CAP Index, in line with the national average. According to Risk Factor, some homes along Oldham Road may have a higher chance of flooding.
