Downtown KC views and historic landmarks

Named for the scenic bluff it sits on, Quality Hill maintains an appealing balance of old and new. This historic neighborhood holds some of the city's best-preserved homes next to newer condos and apartment buildings. History buffs can walk around the Lewis and Clark: Corps of Discovery Statue that marks the end of the great explorers’ journey. When locals want to get out of their condos and apartments, they’re less than a mile away from downtown fun, including the T-Mobile Center and Kansas City Convention Center. Not to mention, popular dining destinations like Spokes Cafe and Majestic steakhouse sit a couple of minutes away. “This is a neighborhood that gives you a 'Mister Rogers' or 'Sesame Street' feel, but just off the beaten path of Broadway Boulevard,” says Anne Marie Restrepo, broker for Chartwell Realty with over 20 years of realty experience.

Steaks at Majestic and coffee at Spokes

Residents start the day at Spokes Cafe. Customers pick from locally roasted options and popular breakfast items. Some enjoy a cold brew or hot tea with one of Spoke’s famous burritos filled with scrambled eggs, spicy chorizo and signature sauce. Epitomizing Kansas City’s reputation as the beef capital of the United States, Majestic specializes in dry-aged steaks and rich dinner entrees. It’s housed in The Fitzpatrick Saloon Building, a historic speakeasy listed on the National Register of Historic Places. “Majestic is great,” Restrepo says. “It has a fantastic lounge scene at night, a cigar room, live music and great meals.”

Snapping a picture with Lewis and Clark

Ermine Case Junior Park and the private West Terrace Dog Park, which sit next to each other and stretch across most of the neighborhood’s western side, see residents who want to get some fresh air, see the nearby statues or take their kids to the playground. Overlook at Quality Hill in Case Park offers panoramic views of downtown Kansas City. West Terrace mostly makes up tourist attractions, including the “Corps of Discovery” statue depicting Merriweather Lewis, William Clark, Sacagawea and York amid their storied expedition. The West Terrace Dog Park is a members-only, off-leash dog area where Fido has 1.5 acres to burn off energy.

Mid-rise condos fill Quality Hill

Condo complexes, street-level condos and apartment buildings fill the Quality Hill neighborhood. “There are only a couple of single-family homes. Everything else is condos and commercial spaces,” says Christina Boveri, broker and owner of Boveri Realty Group who has over 18 years of experience. The few single-family homes that do exist often have Italianate designs with a covered front porch that sell for $675,000 or more. Two-bedroom condos, some with modern renovations, hit the market starting at $145,000 to almost $400,000. Most find new owners after less than a week on the market, showing how living in Quality Hill is still in high demand. “Homes have been flying off the market lately, but that’s not the norm,” Restrepo says. “We have had low inventory with people not wanting to move due to the growth downtown and the high rates and pricing on what they could move to.”

Heading downtown for Planet Comicon or Jazz Walk of Fame

Living steps away from downtown Kansas City means being close to all the excitement of popular annual events. Locals can dress as their favorite characters and explore the Planet Comicon expo. Others head to the 18th and Vine Jazz District to see which artist gets inducted into the Jazz Walk of Fame and get a bronze medallion dedicated to them installed on the 18th Street sidewalk. In 2023, Dionne Warwick and Burth Bacharach joined the long list of inductees.

Parents choose Crossroads Academy-Central Street

“People in Quality Hill use the charter schools there and downtown,” Boveri says. Crossroads Academy - Central Street and Crossroads High School are tuition-free charter schools that welcome Quality Hill students to learn. Niche gives Crossroads Academy a B-minus, and Crossroads Preparatory Academy gets a C-plus. But parents who want public school options choose Primitivo Garcia Elementary, which serves prekindergarten through sixth grade and earns a C-minus. Students later move on to Northeast Middle, earning a C-minus, and the C-rated Northeast High School.
