River Market is a vibrant, highly walkable neighborhood 2 miles north of downtown, buzzing with commerce, dining, entertainment and scenic views of the Missouri River. This is one of a handful of neighborhoods that have reinvigorated a once-barren downtown scene. At its heart is Central Market, a long-running farmer's market that hosts local food, arts and music events. From here, the neighborhood fans out to green spaces and pockets of condos. "It's a fantastic little neighborhood," says Engel & Volkers Realtor Stacy Garrett, who's been selling homes in the area for six years. She says two types of people want to live in River Market. "In the first bucket, you have people living in the suburbs for 20 years, raising their kids, and now want to live for themselves. In the second bucket, you have young professionals. Walkability is at the top of the list. People who like living want turnkey. If they travel a lot, they want to be able to lock up and go," she says.

Multi-family units and luxury penthouses
River Market primarily consists of rental apartments. Although condos, town houses, and a few single-family homes are rarely available, they do come up for sale. Some stately buildings date to the 1870s. "There are a lot of apartments to rent. That's easy. But if you want to buy, there are very few available listings, and the demand is high. I have many clients willing to wait for the right place to open up," Garrett says. Those people can significantly increase their chances of finding a suitable home by working with someone who knows the area well and stays current on upcoming developments. For example, Garrett anticipates the City Homes development will receive a lot of attention. These town homes feature 2-car attached garages, which is extremely rare in River Market. Most homes sell for between $150,000 and $375,000. One-bedroom condos sell for between $190,000 and $270,000, while two-bedrooms sell for between $320,000 and $600,000. A few higher-end condos in River Market can sell for between $425,000 and $750,000.

Kansas City Streetcar provides free rides
This is a highly walkable neighborhood. Shops, restaurants, entertainment and public transportation are all within walking distance of River Market. The free Kansas City Streetcar runs from River Market to Union Station. By 2025, its Main Street extension will create stops in south Kansas City at popular destinations like UMKC and the Country Club Plaza, which is expected to increase weekday ridership. The current route is busiest on evenings and weekends when people go out to see a game, show, or grab dinner. There are also numerous RideKC bus stops in and around the neighborhood.
Drivers can easily get around Kansas City from River Market, which is bounded by U.S. Highway 169, Interstates 70 and 35 and Missouri Route 9. Interstate 29 is 6 miles to the east.
The best way to get around the River Market area is to use the RideKC Streetcar.

Eclectic international cuisine
Longtime locally owned restaurants surround the Market. The Blue Nile Café has been serving traditional Ethiopian and vegetarian-friendly dishes since 1995. The Habashi House Middle Eastern has been serving Middle Eastern delicacies here since 2000. All of Habashi's menu items are under $10. Other neighborhood restaurants include Pig Witch, which offers a robust sandwich menu and a secret off-menu special each day. Betty Rae's Ice Cream has up to 25 flavors for dessert, including one called Joe's KC BBQ & Burnt Ends. "The independent restaurants here are some of the best-kept secrets of Kansas City," says Kitt Halterman, a Realtor with KW Kansas City Metro who's been living and selling homes here for 24 years. Grocery shopping is in the center of River Market at Nature's Own Health Food Market, which sells hyper-local goods and two Asian markets. Cosentino's Market is a mile away.

Riverfront views and some green space
River Market has little green space, but residents enjoy the three parks there. The River Market Dog Park runs from Locust Lane from E. 3rd to E. 5th Street to the neighborhood's eastern border alongside Missouri Route 9. Riverfront West Park hugs the south bank of the Missouri River at the northeast tip of the neighborhood. The Riverfront Heritage Trail runs alongside this park space and down through the center of River Market, providing a scenic route for walkers and cyclists. Adjacent to City Market, City Market Park features walking trails and shady green spaces with old-fashioned streetlamps and benches. Garrett advises that people who want to move from the suburbs should know some trade-offs, such as the lack of pickleball courts in the neighborhood. However, having walkable restaurants, shops, and bars helps make up for that. The Arabia Steamboat Museum is a repository of pre-Civil War paraphernalia and a reminder of the Missouri River's key role in K.C. history. It's named after the SS Arabia, a steamboat that sank near K.C. in 1856. The Missouri River Viewing Deck along the Riverfront Heritage Trail offers panoramic views of the mighty Missouri and several bridges.

Northeast High School students can earn college credits
Students can attend Primitivo Garcia Elementary School before moving to Northeast Middle School. Both schools receive a C-minus grade from Niche. Chance of flooding and some crime can be higher in some areas
Its proximity to the river puts River Market at higher risk of flooding in the north part of the neighborhood along the Riverfront Heritage Trail and at its northeast corner below Guinotte Avenue. The area around City Market and the neighborhood's south end along Interstate 35 also has a higher risk of flooding. Noise can be a factor, especially near adjacent highways. In terms of crime, River Market gets an overall score of 6 from the CAP Index Crime Score, compared to the U.S. average of 4. It scores higher in certain categories.
