It’s not unusual to hear people speaking Arabic or Spanish in Robandee South. This multicultural south Kansas City neighborhood is located 15 miles south of downtown City, Missouri. The established residential neighborhood attracts first-time home buyers and investors. Price points make it an attractive area for younger buyers.
“You see a lot of families with children and first-time home buyers,” Faye Whitney says. Whitney, a Realtor with Platinum Realty, has been selling homes in the area for five years. Robandee South is near several major highways that can take locals anywhere in the metro and beyond.

Prices rise as homes are remodeled
The homes lining the streets of Robandee South are mostly older split-levels, ranch-styles, and raised ranch styles, with some duplexes. Most were built in the 1960s and are smaller, with only one or two bathrooms. Rarely will you see a home with four bedrooms. Much of the neighborhood, including the backyards of many homes, is densely forested.
Prices range from $150,000 to $250,000, with the majority falling at the lower end and very few at the upper end.
“Prices have gone up a lot. Homes used to start at $100,000, and now they start closer to $150,000. Investors come in and remodel and sell the homes to individuals,” Whitney says.
Around 70% of residents of this south Kansas City neighborhood own their homes.
Ali Benarous is a longtime Kansas City resident who highlights the community as a quiet place where spirituality is a uniting thread for many locals, "You see people out walking on Fridays, especially. People walk from all over to and from the masjid on Fridays. Other than that, you don’t see that many people out walking,” he says. Benarous has attended Friday prayers at the Islamic Center of Kansas City (ISGKC, or the masjid) for decades.

Truman Elementary students hone tech skills in cutting-edge Makerspace Room
Children can attend Truman Elementary School and Hickman Mills Middle School, which receive a C-minus grade from Niche. Students can move on to C-rated Rushkin High School. Private school options within the neighborhood include the ISGKC Islamic Society of Greater Kansas City School, which receives a B from Niche and St. John Francis Regis School, which is unrated. Truman students can put their tech skills to the test in the school’s Makerspace Room, where they can use a 3D printer, practice coding or program a robot.
Harry S. Truman Elementary, is a Hickman Mills C-1 District school.
Hickman Mills Middle School is the Home of the Eagles.

Locals play, exercise and celebrate special occasions in neighborhood’s Bannister Park
Residents can fish or rent a pontoon at the Longview Lake Marina, 4 miles away, during the summer. Locals can fish off the dock every Monday, Tuesday, Thursday and Friday. From here, they can walk the Longview Trail to the public swimming beach or play sand volleyball near the 930-acre lifeguard-protected freshwater beach.
Woodgate Park is tucked among Robandee’s residential streets one mile away and offers six acres of open green space. Bannister Park’s two playgrounds in the neighborhood make it a popular playdate spot. The smaller playground is designed for toddlers, while the larger obstacle course-themed playground is well-suited for older kids. The park includes a half-mile trail and outdoor fitness equipment.
Bent Tree Park, 3 miles away, also offers trails, a playground, and a multi-purpose field. Locals can play baseball, softball or tennis at the Clark Ketterman Field.
Golfers can tee up at Teetering Rocks Golf Course, 4 miles to the east.
