South Hyde Park features a nice mix of multi-story small and medium-sized single-family homes with some apartment buildings and a few commercial buildings running along 29 city blocks. Most homes were built between 1900 and 1909, and some fall under historic preservation protections.
Architectural styles include Craftsman-style bungalows, American Foursquare, Tudor-style and Dutch Colonials, many of which have large, covered front porches and small front yards on an incline.
Home prices run from the upper $100,000s to $500,000 and sell within 24 days, compared to the national average of 42 days. The median home price is $285,000.

K.C.’s first Winsteads has been in the neighborhood since 1940

Locals can grab coffee a mile and a half away at favorite spots like Oddly Correct Coffee or Anchor Island Coffee on Troost, or Mother Earth Coffee on Gillham Rd. Grocery store options include Cosentino’s, Whole Foods, ALDI and Marsh’s Sun Fresh Market. Neighborhood favorite Costco is conveniently located right on Linwood. Locals can walk to the original Winstead Steakburgers restaurant, which has raised generations of Kansas Citians on its super-thin steakburgers, lime rickies and skyscraper fries. Early risers can meet for breakfast at Snooze, among the hottest newer restaurants.

Every Thanksgiving at sundown, the Mayor and citizens from all over the region ring in the holiday season together at the Plaza Lighting ceremony barely two blocks from South Hyde Park. Some watch from home. Likewise, locals don’t have to hassle with parking during the wildly popular annual Plaza Art Fair every September.

Charter school Academie Lafayette teaches all classes in French

Students can attend Martin Luther King, Jr. Elementary School, which receives a C-minus from Niche. Older students can attend D-plus-rated Central Middle School and C-minus-rated Central High School. Nearby, the charter school, Academie Lafayette, teaches all classes in French.
“It’s very hard to test into this school,” Miller says.

South Hyde Park is adjacent to Gilham Park, a long, narrow stretch with a playground, a baseball field, walking paths and a skate area known as “the slabs.” To the north, locals can walk along trails in Hyde Park. They can stop and admire the park’s butterfly garden in warmer months.

Kansas City Streetcar extension to include a UMKC-area stop

Kansas City’s extensive KCRide public transportation system offers easy access to the metropolitan area, including stops across the state line in Kansas. When the city completes the Main Street extension of the Kansas City Streetcar in 2025, locals can ride downtown for free, catching the streetcar at UMKC.
Locals are 26 miles away from the Kansas City International Airport.

South Hyde Park’s CAP Index crime score is 5, compared to the U.S. average of 4.
Residents will be within a 13-mile commute to Google’s new billion-dollar data center, to be built at the Hunt Midwest Business Center off U.S. Highway 71, three miles south of Worlds of Fun.
