But popular places like the Brookside neighborhood and Swope Park are so close that you don’t even have to get on the highway,” says Sherri Oaks, a real estate agent with ReeceNichols. U.S. Highway 71 runs north and south through the neighborhood’s west side, providing a straight shot north to downtown Kansas City. Interstate 435, about 5 miles to the east, provides access to anywhere in the metro area. Public transportation is also available, with many RideKC bus stops around the area, including along 63rd Street and Prospect Avenue.

South Town Fork Creek is also close to the Southeast Community Center and the Mary Williams-Neal Center, which have a swimming pool and indoor and outdoor activities for kids and adults.

South Town Fork Creek is a good place to find a starter home, a fixer-upper or an investment property. “It’s a more affordable part of town that’s full of a bunch of bungalows,” Pickrell says. South Town Fork Creek features bungalows and ranch-style homes with prices ranging from $41,000 for a fixer-upper to $241,000 for a rare renovated 3-bedroom home. Most homes are priced in the low-to mid-$100,000s with a median list price of $107,500. “It wouldn’t surprise me if a decent number of investors set up shop in this big rental market. I don’t know that for sure, but it wouldn’t surprise me. Usually, that’s the case with more affordable homes because that’s what investors are targeting, so they can get good rent for it,” Pickrell says.
