The Coves is made up of several subdivisions, and across the community, you'll find everything from apartments and townhouses to single-family homes. That wide range of housing helps attract all kinds of residents. “You’ve got young people, families and retirees all in one place,” says JR Radtka, a Realtor with ReeceNichols who lives in the Northland. Here’s how home prices break down:

  • Townhouses usually range from the lower $200,000s to the lower $300,000s
  • Split-levels and ranch styles from the 1970s typically fall somewhere in the $300,000s
  • New Traditional houses built between the 1990s and early 2000s can start in the mid-$400,000s and reach the upper $700,000s
The median sale price in The Coves is around $380,000, above Kansas City’s median of about $280,000. It’s also higher than what you’ll find in nearby neighborhoods like Platte Ridge and Royal Oaks North.

Stores and restaurants at Interstate 29 and Barry Road

Shopping centers like Zona Rosa and Boardwalk are clustered around the intersection of I-29 and Barry Road. “I think there’s just about every chain store and restaurant there,” Radtka says. Throughout the area, you’ll find:

  • Grocery stores like Walmart Supercenter and Hy-Vee
  • Chain restaurants like Texas Roadhouse, Chili’s and IHOP
  • Nationally known stores like Old Navy, Barnes & Noble and Bath & Body Works
  • Fast-food restaurants like Chick-fil-A, McDonald’s and Starbucks
  • Entertainment spots like AMC and Funny Bone Comedy Club and Restaurant

Which public schools serve the neighborhood

The Coves is zoned for the Park Hill School District, which receives an A-minus rating from Niche. Students in the area can attend Hopewell Elementary School in Barry Harbour r, Plaza Middle School in Linden Park and Park Hill High School in Park Forest. The district’s Early College Academy allows eligible juniors and seniors to earn college credits at the Metropolitan Community College Maple Woods campus while still working toward their high school diplomas.

Trails, parks and golf courses nearby

Residents often walk, jog and bike along The Coves’ sidewalk-lined streets, some of which pass by small lakes. In subdivisions like Embassy Park and North Lakes, HOA fees include access to amenities like swimming pools. For even more ways to get outside, the community is less than 5 miles from:

  • Line Creek Trail, an 8-mile paved trail that winds through wooded areas
  • Tiffany Hills Park, which has baseball diamonds, soccer fields and an aquatic center
  • Tiffany Greens Golf Club, a semi-private 18-hole course

Interstate 29 reaches downtown Kansas City and the airport

I-29 is a direct route to the Kansas City International Airport, roughly 7 miles north. “People will purposely move here if they travel a lot for work and need to get to the airport in under 10 minutes,” Radtka says. The highway also leads to downtown Kansas City, about 12 miles south. Driving there usually takes 15 to 30 minutes, depending on traffic. If you rely on public transportation to get around, RideKC buses run along Barry Road.
