When asked about what it’s like to live in Walnut Grove, lifelong resident Jeff Primos said, “It’s like home.” Primos is a board member and treasurer for the Marlborough Community Coalition (MCC) which represents Walnut Grove and other neighborhoods in southeast Kansas City's Marlborough community. “It’s pretty quiet for the most part, but it has some problems that you have in any urban area,” Primos says. Improving life in urban neighborhoods is at the heart of Primos’s work with the Marlborough Community Coalition, which actively works to improve housing, safety, and services for residents of Walnut Grove and nearby neighborhoods. “We have the strongest neighborhood association in the city. The city always compliments us,” Primos says.

These prices are getting a lot of attention. ”Investors from all over the world are buying property here. I probably get three calls a week about putting my house up for sale,” Primos says. Neighbors in Walnut Grove and surrounding neighborhoods work hard to keep home values strong but affordable. Community leaders established the Marlborough Community Land Trust (now called the Kansas City Community Land Trust) to stem the tide of outside investors and return the neighborhood to more of its residents. The purpose is to help make homes more affordable for people in the area. The trust buys the property, either rehabilitates the existing house or builds a new one, and then resells it to community members at an affordable price.

The MCC is so invested in the community that its interim president has moved into the food scene, opening an affordable restaurant called the Borough Food Hall. The most expensive item on the all-day breakfast and lunch menu is $9. The Borough Food Hall, Texas Toms, Church’s Texas Chicken, Chixen Kansas City and Steak’m Take’m are within one mile of Walnut Grove. The neighborhood has a Family Dollar, and grocery shopping is 3 miles away at Hy-Vee.

The neighborhood includes 6 acres of green space at Arleta Park located at its southeastern tip. Arleta Park and nearby Rachel Morado Plaza Park not only provide green space, but they also slow stormwater runoff. Volunteers clean up and tend to the native plants in these green spaces. Part of the William H. Dunn Park is located within Walnut Grove. The 10-acre park includes tennis and basketball courts. The Paseo, a grand boulevard with an expansive grassy median, is an additional green space that marks the neighborhood’s western border.

African-centered college prep program informed by African values
Students in the neighborhood attend John T. Hartman Elementary School, which receives a C-minus grade from Niche. They can then move on to the D-plus-rated Central Middle School. High schoolers can attend Southeast High School, which gets a C-minus from Niche. Southeast High includes an African-Centered College Prep program to which students from the Kansas City Public School District may apply. This program features a rigorous college prep curriculum emphasizing self-esteem, empowerment and responsible citizenship.
Marlborough Youth Arts Festival celebrates young neighborhood talent
The MCC hosts events throughout the year, including the Youth Arts Festival. During this summertime event, the nearby Center Alternative School transforms into a gallery showcasing artwork created by kindergarteners through high school seniors. Students can earn cash prizes for award-winning paintings, sculptures and photographs.
Neighbors and other stakeholders band together to fight crime
Walnut Grove scores a 5 overall on the CAP Index compared to the overall U.S. average of 4. However, it significantly higher in violent crime categories.
Primos says that MCC members work with other neighbors and civic leaders to fight against crime. “Violence prevention is one of our major initiatives,” he says. “We were one of the first neighborhood associations to have a violence prevention program.”
